Below is the our response to staff's comments dated November 13, 2012.
PLANNING : (Teresa Rogers: November 13, 2012)
COMMENT #1: Staff has determined that variance is not necessary for the project. As
such, the variance request fee will be refunded to you.
ACTION: Duly noted.
COMMENT #2: The acreage for the lots combined exceeds the 46.64 acres mentioned in
the title block.
ACTION: Title block acreage has been revised.
COMMENT #3: Provide corner markers for each lot.
ACTION: A note was added stating the lot corners will be marked with 1/2" iron rod,
unless noted otherwise.
/ COMMENT #4: Revise the Vicinity Map to include the most recent College Station City
V/ Limits.
ACTION: The City Limits in the Vicinity Map has been revised.
COMMENT #5: Please note that any changes made to the plans, that have not been
/ requested by the City of College Station, must be explained in your next
transmittal letter and "bubbled" on your plans. Any additional changes on
these plans that the City has not been made aware of will constitute a
completely new review.

COMMENT #1: Please add lines to distinguish the 20 -ft PUEs from the 20 -ft PUE & PrDE.
ACTION: Distinguishing lines for PUEs and PUEs/PrDE have been added.
COMMENT #2: Label the proposed drainage easement with the width and as "private."
ACTION: Drainage easements have been label as "private" and easement width has
been added.
COMMENT #3: Note #5 — Please use the most current 2011 contours.
ACTION: Most current 2011 contours have been used.
COMMENT #4: Note #6 — Update the note to reflect the new FEMA map number.
ACTION: New FEMA Map number has been revised.

COMMENT #1: This project location is outside of CSU certification area. CSU will not

TxDOT COMMENTS-: (Chad Bohne/ Mark Poage: November 7, 2012)
COMMENT #1: The proposed access drive will be required to meet TxDOT's current
"Regulations for Access Driveways to State Highways". Sufficient
information is not included denoting the access drive's location in relation
to adjacent access drives. This information is necessary for further
evaluation. No access permit can be approved prior to receipt and
approval by TxDOT of this information.
ACTION: Duly noted.

SUBJECT: The Meadows (PP)
Staff reviewed the above-mentioned Preliminary Plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, November 19, at 10:00 a.m.,
your project will be placed on the next available Planning & Zoning Commission meeting
scheduled for December 6, in the City Hall Council Chambers, 1101 Texas Avenue:
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Thirteen (13) 11" x 17" copies of the revised Preliminary Plan.
Upon receipt_ of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will be
pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed
on a future agenda once all the revisions have been made and the appropriate fees paid. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plan will be required after P&Z

I reviewed the above-mentioned PRELIMINARY PLAN application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week:
A title report for the tract. A current Nothing Further Certificate was provided
but not the title report that it is associated with or that it continues.
Please be aware that if this application is not completed before Wednesday, December 26,
2012, it will expire and a new application and fees will be necessary to continue the preliminary
plan process.
