CITY OF COLLEGE STATION Home of Texas Ac Al University MEMORANDUM TO: Keith Ellis, via: Keith(a elliscustomhomes.com FROM: Jason Schubert, Principal Planner SUBJECT: WILLOW RUN PHASE 3A LOT 57R (MP) I reviewed the above-mentioned Final Plat - Minor or Amending application and determined it to be incomplete. The following is the preliminary list of items needed to complete the submittal. Please submit the following information so this application can be forwarded for review: Page 4 of the application needs to be signed by the owners of the property; Provide a title report for the lots that is current within 90 days or an older title report that is accompanied by a nothing further certificate that is current within 90 days; and Provide a copy of the deed restrictions/covenants that is applicable to the property. Please note that the proposed replat removes existing Public Utility Easements. As this property is located outside the City limits, an easement abandonment does not need to be approved by City Council, though the signatures of the utility providers listed on page 6 of the Abandonment of Public Right-of-Way/Easement application will need to be obtained and submitted to the City to show their approval of the easement removal. Please be aware that if this application is not completed before Monday, September 15, 2014, it will expire and a new application and fees will be necessary to continue the replatting process. Please remove "for review only, not for record." 2. Please remove survey data from existing plat drawing (should appear as it does on the filed plat document). 3. Please remove the setbacks/building lines from the amending plat drawing. You may include the information in a note, if you wish. 4. Please rename the new lot to 57A (as it is an amending plat and not a replat). 5. Please correct "Certificate of Ownership and Dedication" to state the following: "I (we) , owner(s) and developer(s) of the land shown on this plat, and designated herein as the Subdivision to the City of College Station, Texas, and whose name(s) is/are subscribed hereto, hereby dedicate to the use of the public forever all streets, alleys, parks, greenways, infrastructure, easements, and public places thereon shown for the purpose and consideration therein expressed. All such dedications shall be in fee simple unless expressly provided otherwise." 6. Please correct "Certificate of Surveyor and/or Engineer" to state the following: "I, , Registered Public Surveyor (Engineer), No. , in the State of Texas, hereby certify that this plat is true and correct and was prepared from an actual survey of the property and that property markers and monuments were placed under my supervision on the ground." 7. As an amending plat, the Planning & Zoning Commission will not review or approve the plat. Please replace the Certificate of the Planning & Zoning Commission with the Certificate of City Planner, which should read as follows: "I, , City Planner of the City of College Station, Texas, hereby certify that this subdivision plat conforms to the requirements of the Subdivision Regulations of the City of College Station." 8. Please correct "Certificate of County Clerk" to state the following: "I, , County Clerk, in and for said county, do hereby certify that this plat together with its certificates of authentication was filed for record in my office the day of, 20 , in the Deed Records of Brazos County, Texas, in Volume Page WITNESS my hand and official Seal, at my office in Bryan, Texas." 9. Please remove the "Certificate of Mortgagee." 10. Please note that you, the applicant, are responsible for scheduling the plat for consideration by the County Commissioner's Court and for getting the County Judge's signature on the Mylar after they approve the plat. 11.
