The following is the preliminary list of items needed to complete the submittal. Please submit the following information so this application can be forwarded for review: The Preliminary Plan has not been approved by the Planning & Zoning Commission. This application will not be able to proceed until after that has occurred; The application needs to be signed by all owners involved in the plat. Provide owner signatures for Traditions Montessori School and Robbin & Barbara Alcaraz; and Provide current (within 90 days) title reports and/or nothing further certificates for the Cathey tract and Alcaraz tract. Please note that the Final Plat is to include a replat of the Traditions Montessori School lot and the plat figure is to be shown as a replat. Also, several certificates were provided that are not applicable for this plat (County, City Planner, No Action). Please be aware that if this application is not completed before Tuesday, September 2, 2014, it will expire and a new application and fees will be necessary to continue the platting process. The plat boundary does not match the survey Field Notes provided on the plat. 2. General Surveyor Note #6 is showing proposed land use as 37 single family residential lots. Please revise to reflect 30 single family lots and 1 school lot. 3. Revise the scale to show 1"=50' scale, 4. Revise the title block of the plat to say Barron Crest Subdivision and Traditions Montessorri School Lot 1 R, Block 1 being a Replat of Traditions Montessorri Lot 1, Block 1. 5. Please correct the acreage label within the title block. 6. Property Traditions Montessorri School is a platted lot and should be indicated on Final Plat and not as a common area. 7. A temporary turnaround is required at (specific location) for Fire and Sanitation services: • An Easement Dedication Sheet and all necessary attachments must be submitted for review prior to the final plat being scheduled for a P&Z meeting; • The Temporary Turnaround Easement must be filed at the courthouse and the recording information included on the Final Plat prior to the plat being filed at the courthouse. 13. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. 14. The construction documents and reports are still under review and may affect the plat. 15. Please add note stating that this property is in the Spring Creek impact fee area. 4. Please tie the plat to a city of College Station horizontal control monument. ..E ' What's the purpose of General construction note # 5 on sheet C1.1. Is it needed? It is a note that intended to inform contractors that it is there responsibility for all safety on the job site especially around electric lines. It has been in our plans for as long as I remember. Not sure of the origin. Provide erosion control, grading, stng, streght, sign(e plans, and construction details. See revised plans. Only sign required is the street names sign at Barron Road that was installed with previous construction. 7 I recommend providing a schedule sheet (Table of Contents) on the cover sheet. See revised plans. ,ST On the Overall plan sheet C1.1, the P.U.E. between lots 3 & 4, 7 & 8, and 13 & 14 are depicted as 15 feet but on Final Plat they are shown as 20 feet. See revised plans. --8' On Water line sheet C4.1, Inset "B" does not appear to reflect existing layout of waterline. See revised plans. Inset "B" has been removed. It is recommend changing SS 1.03 & 1.09 & SS 1.15 be changed to have appropriate vertical clearance from the Water main of at least 2 feet like it states in TCEQ chapter 290, page 62. Services are not regulated by the TCEQ rules, only mains. Services have been adjusted some. However, the sanitary line is running at minimum slope due to the topo of the site. There isn't a lot of flexibility for SS1.13 and SS1.15. Please show the fire hydrant, tee connections, and gate valves on the Water line profiles. See revised plans. }8:Specify the proposed type of pipe being used for the Water lines. See revised plans. OIn lieu of achieving a minimum 4 foot depth on Water line WA-1 station 211+15 to 213+25, and Water line WA-2 station_251±18 to station -251+70 to have ductile iron pipe with cement stabilized sand backfill. See revised plans. Water line has been lowered. X. Is there a particular reason why lots 1 of Block 2 and lots 13 & 14 of Block 1 have a Water Service of 1.5" instead of just a 1" line? Check if the report is congruent with Barron Crest since the title of the report is saying "Barron Crossing". Please make sure Exhibit A is depicted correctly since I was not able to follow it when I was reviewing the Static and fire flow. It was showing a water node #5 which is not shown on Exhibit A. Also Pipe connection shown on Static and Fire Flow appear to not match the layout shown on Exhibit A. Double Check Sanitary Sewer Analysis the last row is showing a connection between Manhole 1 & 2 even though Exhibit A doesn't show a direct connection between these two Manholes. Please resubmit Entire Water & Sewer System Report. See revised reports. 7f.Service Sewer Line 1.01 connecting to existing Manhole requires a drop connection. Double check Flow Line and Stationing since profile and plan are showing different values. See revised plans. çY1 22'.Sewer Line SE-1 crosses outside the easement, please relocate/design it so that the line is within the P.U.E. or ROW. Also make sure that there's an adequate spacing between the Center line of the Pipe and the edge of easement that meet tour guidelines. See revised plans. Easement has been widened. 23.Our guidelines require an easement width of at least 20 feet if the Sewer main is buried deeper than 6 feet in the easement. However, if you provide an additional 5 feet easement along Sewer line SE-1 on lots 1 and 2 of Block 1 totaling to a 15 feet P.U.E. it should have sufficient clearance if service were to be required at that particular area. See revised plans. )2‘t. Due to the depth, provide an additionnal 5 feet easement along Sewer Line SE-1 on Lot 4 Block 1. See revised plans. See revised report. Traditions Montessorri School's detention pond was not sized to include any post development condition from this site. Your design needs to include upsizing and drainage easement to convey flow. The Traditions Montessorri School Report did account for a small portion of residential development. The portion of the Barron Crest development draining to the existing Montessorri School pond is the backyards of the lots that back to the school site.C)32. ollowing you Street Plan & Profile, it seems that you are discharging the run off to the adjacent property. Please address this issue. It appears a drainage easement is going to be required. A portion of the site drains to the Savage tract in existing conditions and proposed conditions. There is a very small increase in the post development runoffs as shown in Exhibit C-1. I believe this increase is negligible. 3&P lease provide Notes for street plans and profile. See revised plans. *.Specify the pavement thickness and material being used, and make sure it meets our guidelines. - See typical section on Sheet C2.1. 5-Please specify the type of curb being used. - See typical section on Sheet C2.1. 36. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version of plat and / or site plan as soon as it is available. Email to: wdaviscstx.gov 2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This information is critical for CSU to accurately determine the size and number of transformers, and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. 3. EASEMENTS: Developer provides temporary blanket easement for construction purposes and upon completion of project must provide descriptive easements for electric infrastructure as designed by CSU. 4. EASEMENTS: All easements on site are existing. Electric facilities will be designed within existing easements. 5. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. 6. If easements are existing, the developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull boxes and secondary pedestals provided by CSU. 8. Please show the fire hydrant, tee connections, and gate valves on the Water line profiles. 16.Specify the proposed type of pipe being used for the Water lines. 17. In lieu of achieving a minimum 4 foot depth on Water line WA-1 station 211+15 to 213+25, and Water line WA-2 station 251+18 to station -251+70 to have ductile iron pipe with cement stabilized sand backfill. 18.Is there a particular reason why lots 1 of Block 2 and lots 13 & 14 of Block 1 have a Water Service of 1.5" instead of just a 1" line? 19.Please fix WS 1.08, it is shown as a 4" Sewer Service line. 20.Please fix Water & Sewer System Report. Check if the report is congruent with Barron Crest since the title of the report is saying "Barron Crossing". Please make sure Exhibit A is depicted correctly since I was not able to follow it when I was reviewing the Static and fire flow. It was showing a water node #5 which is not shown on Exhibit A. Also Pipe connection shown on Static and Fire Flow appear to not match the layout shown on Exhibit A. Double Check Sanitary Sewer Analysis the last row is showing a connection between Manhole 1 & 2 even though Exhibit A doesn't show a direct connection between these two Manholes. Please resubmit Entire Water & Sewer System Report. O 21.Service Sewer Line 1.01 connecting to existing Manhole requires a drop connection. Double check Flow Line and Stationing since profile and plan are showing different values. 22.Sewer Line SE-1 crosses outside the easement, please relocate/design it so that the line is within the P.U.E. or ROW. Also make sure that there's an adequate spacing between the Center line of the Pipe and the edge of easement that meet our guidelines. 23.Our guidelines require an easement width of at least 20 feet if the Sewer main is buried deeper than 6 feet in the easement. However, if you provide an additional 5 feet easement along Sewer line SE-1 on lots 1 and 2 of Block 1 totaling to a 15 feet P.U.E. it should have sufficient clearance if service were to be required at that particular area. 24.Due to the depth, provide an additional 5 feet easement along Sewer Line SE-1 on Lot 4 Block 1. 25.Show water line conflict on SE-1 profile and reflect to TCEQ. 26.Please provide the proposed grade for Sewer Line SE-2 profile. Note that additional easement may be required depending on the proposed grade. Also please provide at least 5.5 feet clearance from the Center Line of the Sewer Main to the edge of easements. 27.Manhole 1.3 & 2.2 needs to be changed to a drop manhole. 28. Please fix stationing, SS 2.01 is showing the same stationing as Manhole 1.2 even though it is attached to Manhole 2.2. Also note that the current stationing could lead to confusion since stationing for Manhole 2.2 is shown as 131+20 and Manhole 1.2 is shown as 113+46.
