Site Development: Vacant COMMENTS Parkland Dedication: Land dedication of 5.6 acres for neighborhood parks was provided with the first Final Plat of the Castlegate II subdivision and the developer has constructed neighborhood park improvements. Community Parkland dedication fees of $25,000 (40 lots X $625) are due prior to filing of the Final Plat. Greenways: N/A Pedestrian Connectivity: Sidewalks are required and will be provided on both sides of all thoroughfares and on one side of all local streets. Bicycle Connectivity: Bike lanes will be provided on both sides of Etonbury Avenue. Impact Fees: The subject tract is located in the Spring Creek Sanitary Sewer Impact Fee Area and will be assessed $98.39 per Living Unit Equivalent (LUE). REVIEW CRITERIA Compliance with Subdivision Regulations: The proposed Final Plat is in compliance with the approved Preliminary Plat and the Subdivision Requirements contained in the Unified Development Ordinance.
