City is acquiring 5' wide Public Utility, Public Access and Landscape Easements along Wellborn Road.
Although this parcel is not part of the immediate sidewalk project, the easement should be dedicated for future utilities
and sidewalks.

Hi Crystal,
Without specific traffic information and property layout we cannot make an accurate assessment other than that based
on Txdot's Access Management Manual guidelines and specifications, and based on these guidelines& specifications it
looks as though there is not enough room for a single access point. If you can provide us with any traffic information
and a property layout it may help us gain a better assessment of the access possibilities. Future redevelopment of this
parcel will require a driveway permit if an access driveway is desired. Coordinate with Txdot through your office (The
City of College Station) to discuss available options for access prior to redevelopment.
