SUBJECT: FOUNDATION LOUNGE OUTDOOR DINING (NGOD)
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review
comments detailing items that need to be addressed. Please address the comments and submit the
following information for further staff review:
One (1) revised site plan.
One (1) signed and notarized letter of indemnification.
One (1) amended Certificate of Liability Insurance.
If there are comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please call me at

STAFF REVIEW COMMENTS
Project: FOUNDATION LOUNGE OUTDOOR DINING (NGOD) - 14-00900158
PLANNING
1. On the site plan, please provide the following information:
• Key map (shows location of site in relation to surrounding area and streets). This may be drawn,
or if easier, a small aerial of the area may be created from the City's GIS at
http://gisnet2.cstx.gov/Freeance/Client/PublicAccessl/7ndex.html?appconfiq=devserv2 and the
subject property outlined.
• The legal description of the property. FYI: The legal description is Boyette Subdivision Lot 6
Block 2.
• Names of property owners of abutting parcels and the zoning of the properties. FYI: The property
and those adjacent are zoned NG-1.
• Barricade details. If the fencing will be different from that identified in the City of College Station
Site Design Standards, details of the proposed fencing is required to ensure the specifications are
equivalent. Please note that it will be necessary to have fence posts that will anchor in the City-
installed post inserts. A copy of the specs from the Site Design Standards is attached.
• The College Main right-of-way. The names of adjoining streets, widths of adjacent sidewalks,
and sidewalk width remaining for clear path of travel should be shown on a site plan. In this case,
it will suffice to identify the College Main right-of-way and the City-installed post inserts that will be
utilized by the Foundation Lounge.
2. The site plan is required to be to scale. As shown, there appear to be discrepancies (e.g., the
Foundation Lounge frontage is scaled at 245 I.f.) Please make necessary adjustments so that all
graphic information is accurately represented.
3. A signed and notarized letter of indemnification from the property owner is required. The
indemnification form is attached. If you would like to utilize the service, Planning & Development
Services provides notary services free of charge.
4. The City of College Station is required to be identified as an Additional Insured on the Certificate of
Liability Insurance.

BUILDING
I reviewed the proposed floor plan and the 7 feet exit opening will comply with the 2012 International
Building Code for Means of Egress, Exit Width requirements for the occupant loads of within the
existing building and the occupants of the proposed outdoor dining area.

FIRE
Okay from Fire. They need to make sure that the furniture does not get in the way of the exit path
between their doors to the building and the 7-foot opening. It is understood that there will be no type
of gate installed.
