The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the sets for stamping. City of College Station Transmittal Letter Eight (8) complete sets of site civil construction documents for the proposed development with the revised site and landscaping plans attached (one set will be returned to you, please submit additional copies if you want more than one approved set) Two (2) revised site plans One (1) landscaping plan One (1) grading and erosion control plan One (1) engineering cost estimate sheet Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. Please add note, this lot is part of the Greens Prairie Center Phase 2A, Block 5, Lots 2R- 12R building plot for NRA, landscaping, and sign purposes. 2. On the abutting parcels please change zoning to GC and OV. 3. On the labels for the islands, please remove the word "interior". 4. In the interior islands table, please revise calculations for island 2 to show 55 under "additional interior island area provided". The bottom column should also be revised to show the correct total. 5. Please note that all paved areas should have a 6" curb. This includes the parking area where the wheel stops are currently proposed. An ADA ramp will be required. 6. Please make sure that PUE's previously dedicated have the volume and page number noted. There is a PUE near the transformer that is missing this information. 7. Please verify the location of the doors to the transformer. 8. Please callout the covered porch area. FYI, it can extend 6 feet into the require setback. 9. Please propose a location for the roll out containers and screening. 10. Please identify location of mechanical equipment and proposed screening. 11. Please note that any changes made to the plans that have not been requested by the City of College Station must be explained in your next transmittal letter and "bubbled" on your plans. This site is required to have double the minimum landscaping points due to the building plot. Streetscape points remain the same and shall count toward the landscape point requirements.
