SUBJECT: CREEK MEADOWS SEC 3 PH 3 (FP)
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review and to be scheduled for a future Planning
& Zoning Commission meeting:
X One (1) 24"x36" copy of the revised final plat;
X One (1) 24"x36" grading and erosion control plan;
X Thirteen (13) 11"x17" copies of the revised final plat
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
pdsdigitalsubmittal(c�cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

PLANNING
1. jAdjacent lot#1 is shown as Lauri A Ewers, please revise. Revised accordingly.
(On block 7, lots 1 and 4, L4 and L5 will be treated as the side for setbacks. If you want to
remove the "diagonal" corners, it would be a replat because it changes the boundaries of the
adjacent already platted property. To do that now, you would need to revise the application
and plat to include the platted common area as a replat. It could also be done as an
_ /amending plat after both properties are platted. Understood.

ENGINEERING COMMENTS NO. 1
1. Please submit a Letter of Acknowledgment and include City Standard Details. Attached.
2. Plat—Typically private infrastructure is not permitted in a PUE. Please add a note indicating
that private infrastructure will need to be relocated at the property owner's expense if the
PUE is needed. Revised accordingly.
3. Sh.2 — It looks like the street signs will need to be located on the other side of the sidewalk
based on spacing. Please also show the most current street sign detail. Revised
accordingly.
4. Sh.2 — Block 6, Lots 7 & 8 show a long sewer lead protruding into the lot. Revised
accordingly.
5. Sh.2 — Update street block numbers per Robin Krause's comments. Revised accordingly.
6. Sh.5 — Please add silt fence downstream along the northwestern property line. Revised
accordingly.
7. Sh.6— It is unclear how some of the lots should be graded to drain. It may be helpful to add
small arrows showing the proposed drainage pattern. Revised accordingly.
8. Sh.6 — It appears that in some cases the pad elevation matches the top of grate elevation
for the private storm drain. Shouldn't the grate elevations be lower than the pad? Revised
accordingly. Also, please note that the primary purpose of this drainage system is to
intercept upstream runoff from neighboring lots. Runoff from these rear yards are
designed to convey to the street via the side yards. Also, the FFE is anticipated to be
approximately 6" higher than the proposed pad elevation.
9. Sh.7 — Should there be a flume added to the pond to channelize flow from the discharge?
Per our phone conversation (9/23/14) no flume will be required, but rock rip-rap was
added at the headwall.
10. Sh.8 - The waterline should be a maximum 5-ft deep where possible. Revised
accordingly.
11. Sh.8 - At the water/sanitary sewer crossing, please also add a note that the sewer line will
need to be inspected and replaced with pressure rated pipe if it shows signs of leakage.
The waterline should be centered between joints of sewer pipe, as well. Revised
accordingly.
12. Sh.8 - Since this sheet includes sanitary sewer as well, please include it in the title.
Revised accordingly.
13. Sh.8 - Verify that all dwellings will be within 500-ft of a fire hydrant. FYI...It may be helpful
to include a direction arrow and distance to the nearest hydrant for existing ones previous
sections. See Sheet#2 for existing fire hydrant layout and spacing.
14. Water Report - (P.2) Please verify with Weilbom SUD that there is only an existing 6-inch
waterline along Royder. It was our understanding that further improvements had been
made. Verified with Stephen Cast. Water system described in the report, along
Royder, is current.
15. Water Report - FYI...We can't issue a Development Permit for this phase until the Creek
Meadows Lift Station Ph.2 improvements are complete. Understood.
16. Drainage Report - (P.7) Update the street names in Table #2. Also, it may be helpful to
include a column indicating carry-over drainage from upstream. Updates attached.
17. Drainage Report - Include the current final plat, drainage area map, and street plan-and-
profile drawing. Updates attached.
18. FYI...Based on the current cost estimate, the DP fee balance due before issuance of the
Development Permit is $2,581.34. Updated Cost Estimate attached.

Per our conversation yesterday the chamfered corners, for the two referenced lots, will be treated as sideyard
setbacks. Therefore with a 20' rear yard setback, 5' wide sideyard setback, and the chambers being 20' deep....no
buildable area should be lost.
