I took a look at the drawings. I saw that a new materials table was made for the side elevation, and the line noting 0 to 8 feet was drawn in as well. Looking at the new table, everything but transparency does not need to be recalculated.The other materials (stucco, and brick) are based on the entire facade.Transparency is the only material that is calculated for the area lying within 0 to 8 feet of the facade. In order to clearly identify which waivers need to be submitted we need to have those calculations clearly identified on the plan for both elevations. A new table isn't needed just revise the transparency calculation for both facades and note that the calculation is just for the area between 0 and 8 feet. Also please double check any other material calculations for both elevations and revise as needed. If you have any questions or if this doesn't seem clear please let me know, I am here to help. Please add to the title block on all pages;the address of the property, and the name, address, and phone number of the applicant. On sheets A-2.1 and A-2.2 showing the elevation plans of the building please provide a table showing the building materials percentage calculations for those materials, and proposed material colors. In this email I am attaching a portion of our Unified Development Ordinance that pertains to Northgate building design standards. Please refer to the three subsections that I have highlighted when making your table for the elevation plans. If there are any further questions regarding this project please contact me. According to the Unified Development Ordinance Section 12-3.18, the Administrator has the authority to authorize adjustment of up to ten percent (10%) from any numerical zoning standard set forth in the Unified Development Ordinance. To approve the application for an Administrative Adjustment, the Administrator shall make an affirmative finding that specific criteria, as outlined in Section 12- 3.18.E of the Unified Development Ordinance, have been met. The Administrator has found that: Granting the adjustment will ensure the same general level of land use compatibility as the otherwise applicable standards because the decreased requirement does not significantly alter the intensity of the land use, as an existing building is being renovated into greater compliance with the existing standards; Granting the adjustment will not materially or adversely affect adjacent land uses or the physical character of uses in the immediate vicinity of the proposed development because the reduction in the required amount of brick does not significantly alter the character of the structure or it's density; and Granting the adjustment will be generally consistent with the purposes and intent of this UDO as the reduction in the requirement is not significant in relation to the compliance otherwise achieved.
