SUBJECT: SKYWAY TOWERS SITE (CUP)
Staff reviewed the above-mentioned CUP as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review and to be scheduled for a future Planning
& Zoning Commission meeting:
2 copies of revised construction documents.
Please note that this application will expire in 90 calendar days from the date of this memo, if
the applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If all comments
have not been addressed on your revised site plan, your project will be pulled from the
scheduled P&Z agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate re-advertising fee paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

PLANNING
1. Please provide sheets to scale. wu t DO 0
g./On the print out showing location of towers with 4 miles, please verify that the distances are
from the proposed tower. If so, based on this map there is another tower, 130 feet in height
.9 miles away from this request. Please note that new transmission 75 feet or more in
Q}" eight shall be separated from existing towers by a minimum distance of 3,500 feet.
3 Does the applicant have any existing towers? If so, please provide a list of the applicants
existing and future towers that are within the City and the City's ETJ. This should include
information about location, design, and height of each tower. For all existing towers please
also provide name, address and telephone number of the owner of record, the tower
locations by address and legal description, tower height, the number of antenna arrays on
the tower, and the names, addresses, and telephone numbers of all other users of the tower
structures.
To meet the 2012 building code, the tower should be built to withstand 3-second gusted
wind speeds of 115 mph. Please revise the letter to reflect this.
6 For concrete, please change plans to reflect it as a minimum of 5 inches thick.
Reinforcement within the concrete section shall consist of #4 bars on 18-inch centers,
centered within the pavement thickness.
6. On sheet A-1, please labels to match those on sheet A-2. On both sheets please also label
,the 6-foot fence and identify material used.
0, Please provide the following general notes on sheet A-1 and A-2:
a. All roof and ground-mounted mechanical equipment shall be screened from view
or isolated so as not to be visible from any public right-of-way or residential
district within 150 feet of the subject lot, measured from a point five feet above
grade. Such screening shall be coordinated with the building architecture and
scale to maintain a unified appearance.
b. WTFs shall not be artificially lighted with the exception of motion detectors as
security lighting, unless required by the FAA or other applicable authority. If
lighting is required, the City may review the available lighting alternatives and
approve the design that would cause the least disturbance to the surrounding
properties.
c. Towers may not be used to exhibit any signage or other advertising.
`f Please provide documentation of need and alternatives. This should show that no existing
tower, building, structure, or alternative technology can accommodate the antenna.
Please note, that approval of a building permit will be required after approval of the CUP in
9rder to construct soze,ceastVThe project is still being reviewed by the Fire Department and Utilities.
'Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version
of plat and / or site plan as soon as it is available. Email to sweidocstx.qov.
2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This
information is critical for CSU to accurately determine the size and number of transformers,
and other equipment, required to provide service to the project. Failure to provide load data
will result in construction delays and, due to clearance requirements, could affect the final
building footprint. Delivery time for transformers and other equipment not in stock is
approximate 26 weeks.
3. EASEMENTS: Developer provides descriptive easements for electric infrastructure as
designed by CSU, as shown on plat or site plan.
4. If easements are existing, the developer will be responsible for locating easements on site to
insure that electrical infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other
device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull
boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing
as designed by CSU.

Bebb,
Thank you for the submittal everything looks good. The only thing is the 24x36 sheets are not to scale. For example,
sheet A-1 shows that it is 1"=10' but when I use my ruler it does not read that way, this is true throughout the
document. We can still make the November 4th meeting if this is turned in by October 29th for the latest. Also the
documentation of the easement appears to be private. We can keep this on file but I want to make the easement will
be recorded by the applicant after approval of the conditional use permit since it is not public.
