The following page is a list of staff review comments detailing items that need to be addressed. Please provide a table that identifies building materials and each materials percent of coverage on each façade. 2. Please provide color samples used for the building. Colors will be checked with our approved color list. If the color is Sherwin Williams just provide the name and paint id number. If it is a brand other than Sherwin Williams please provide either a physical swatch or the Sherwin Williams equivalent. 3. As required by the Unified Development Ordinance Section 7.10 Non-Residential Architecture Standards, for buildings three (3) stories or less, the horizontal line of a flat roof (or parapet) along any façade facing a public right-of-way shall vary by a minimum of two (2) feet up or down so that no more than sixty-six (66) percent of the roofline is on the same elevation. Please revise your elevations to meet this requirement. 4. Under the standards required for buildings under 20,000 square feet the following standards need to apply to all facades facing or visible from right-of-way. a. Minimum 10% of each façade visible or facing a public right-of-way must be surfaced with brick, stone, marble, granite, tile, or specified concrete product. b. No more than 75% of each façade visible or facing a public right-of-way can be covered with stucco, EIFS, or specified concrete product. The front and side elevation of the proposed extension must meet these requirements. Please revise elevations to meet this requirement. 5. Please be aware that if any changes are made to the existing building and the changes equate to ten (10) percent or more for each façade, the existing building will be required to conform to the current Non-Residential Architecture Standards. Please identify what changes will be made and revise elevation plans as needed. 6. Please be aware that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 7. From the elevation plans it appears that the lighting proposed for the front of the building are wall packs. Please be aware that wall packs or any light source projecting light out horizontally is not allowed and will need to be revised using the current lighting standards. 8. Please be aware that painted steel is not an approved material for building facades visible from the right-of-way. It appears that the rear of the building is visible from Victoria Ave. This façade will need to be brought to the same standards as other facades visible from right-of- way. Please change accordingly.
