Augustus Babille Survey,Abstract No.75,College Station,Brazos County,Texas.Said Tract being a
portion of the original apparent right-of-way of Greens Prairie Road(by prescriptive rights-no dedication
found of record),said right-of-way being a portion of a called 89.964 acre tract as described by a Deed to
Milton D.Williams recorded in Volume 277,Page 389 of the Deed Records of Brazos County,Texas.
Said Tract being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rod found on the Southeast line of the original Greens Prairie Road marking
the North corner of a portion of the remainder of a called 10.0 acre tract as described by a Deed to
Kenneth Wolf recorded in Volume 265,Page 539 of the Deed Records of Brazos County,Texas,and the
West corner of Lot 1,Block 1,Greens Prairie Center,Phase 1,according to the Plat recorded in Volume
7574,Page 76 of the Official Public Records of Brazos County,Texas;
THENCE:N 48°38'23"W through the original right-of-way of Greens Prairie Road and along the
extension of the common line of said remainder of 10.0 acre tract and said Lot 1 for a distance of 28.07
feet to a point marking the West corner of this herein described tract,for reference a TxDot monument
found bears:S 55°48'47"W for a distance of 224.85 feet;
THENCE:N 55°48'47"E continuing through the original right-of-way of Greens Prairie Road for a
distance of 112.15 feet to a TxDot brass monument found on the Northwest line of said Lot 1;
THENCE:S 41°18'59"W along the Northwest line of said Lot 1 for a distance of 108.61 feet to the
POINT OF BEGINNING,containing 1524.5 square feet of land,more or less.
