STAFF REVIEW COMMENTS NO. 2 Project: Lakeridge Townhomes Ph 3-R (SP) - 14-00900252 PLANNING 1. The island next to dumpster on the southwest side needs to be 180 square feet in area minimum, please revise. Response: This island has been revised to assure the 180 SF area has been met. 2. Please revise provided parking spaces under site calculation, on page 1 of the overall site plan, to show 910 unless that changes with the island requirement for the dumpster. Response: Total parking provided is 909 total and Sheet 01 has been revised accordingly. 3. Please change adjacent property owner information to the north to HRA Zone A&M LLC on the partial site plan. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION ty SITE PLAN/PLAT: Developer will provide CSU with an UPDATED digital, AutoCAD dwg format, version of plat and I or site plan as soon as it is available. Email to: sweido a(�cstx.gov Response: This new layout has been emailed to Sam Weido. 2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This information is critical for CSU to accurately determine the size and number of transformers, and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. Response: This load data will be emailed to Sam Weido by Jon Jett with Lakeridge Living on Friday, November 14, 2014. JEASEMENTS: Developer provides temporary blanket easement for construction purposes and upon completion of project must provide descriptive easements for electric infrastructure as designed by CSU. Response: We believe we have a blanket easement on this property already. The City's GIS shows that it is still present. 4. EASEMENTS: All easements on site are existing. Electric facilities will be designed within existing easements. Building layout has changed. Existing easements may not work with new CSU design. Response: The easements shown are the prior Phase 3 plans were never dedicated. We will dedicate site specific easements upon completion of this construction. 5. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. Response: Understood. 6. If easements are existing, the developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. Response: Understood. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. Response: Understood. 2. CSU will provide drawings for electrical installation. Response: Thanks. 3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser. Response: Understood. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. Response: Understood. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. Response: Understood. 6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. Response: Understood. 7.
