Provide the vertical curves for the water line on the profile and ensure it meets the minimum radius of curvature. RESPONSE: Vertical curves have been added to P.L locations in line. 2. Provided an addendum for the water analysis report ensuring that it still meet the pressure and velocity requirements. RESPONSE: Addendum letter is attached to these comments. 3. Include Inset"A"detail from the approved plan to this sheet. Remove the extra scale shown on the plans. RESPONSE: Scale removed 5. The vertical clearance label around station 13+00 appears to not match the scaled clearance. RESPONSE: The 4.52'clearance is correct 6. Provide an additional 2 feet PUE to the 10 foot PUE on eastern side of the water line. So that there's a 5.5 feet clearance with the water line center line with the PUE boundary. RESPONSE: The section of 8" WL from Sta 10+15 to 11+10.92 has not changed alignment from the previously approved WL plan. This 10' PUE and WL location was chosen to protect existing trees. 7. FYI TCEQ chapter 290 page 61-62, clause B (ii) and (iii). I believe TCEQ has some recommendations regarding sewer lateral crossing above the water line? I have some concerns regarding the sewer line possible leaking into the potable line since this sewer line is privately maintained and might be damaged during the water line construction. Maybe adding a note to center a pipe segment of the waterline with the center line of the sewer line would suffice? Responses are in Italics. PLANNING 1. The service drive on SW side will need the length of the hammerhead will need to be 120' during phase II,for sufficient fire access. The length of the hammerhead during phase ll will be 120'. Please see attached revised sheet A1.01 for clarification between phase II and phase Ill service drive. 2. Please provide an explanation/survey to show the property line. What is shown does not match what I can see. Understanding that what I see does not accurately depict what will be on record, an explanation will be fine. Please also verify that the property line does not go into TxDot ROW along George Bush Dr where it runs along the island. Please see attached survey to help clarify the property line. 3. When the location of the bike rack is determined, please include on sheet A1.01. The bike rack has been located on the SW corner of the building. Please see attached revised sheet A1.01. 4. Please show driveway apron as identified in the site design standards. Please see sheet C6.02 for the driveway apron as identified in the site design standards. For the Fire lane stripping detail on sheet A1.01,the lettering should be 4".The red strip should remain 8". The striping details have been revised to 4"lettering and 8"stripe will remain. Please see attached revised sheet A1.01. 6. Response to TxDOT comments are still being reviewed and will follow. We respectfully request that the site development permit be released with the understanding that construction of the driveways will not commence until TxDot approval has been obtained. 7. Make sure the FDC is within 100 feet of a fire hydrant. The proposed FDC location is located within 100 feet of the proposed hydrant location. The proposed hydrant is located just across the service drive from the proposed FDC. Please see two located on the attached revised sheetA1.01. 8. Please note that any changes made to the plans that have not been requested by the City of College Station must be explained in your next transmittal letter. Please note the greenhouse location has moved at the owner's request. We have shown that location with additional sidewalk to the new location of the greenhouse. LANDSCAPING/STREETSCAPING/BUFFER 1. Please verify streetscaping calculation. I show property frontage not including driveways as 424' along Timber, 194'along Holik and 600' along George Bush Dr.This would mean 13 canopy trees along Timber, 6 along Holik and 24 along George Bush Dr.The only place where additional trees would need to be added for streetscaping is along George Bush Dr.These would need to be placed within the same proximity to the existing trees to George Bush Dr. The calculation for 300 additional points along the ROW can also be revised to take out driveway spacing. Based on my calculations,total points required is 13,968. The streetscaping calculations have been revised to the numbers listed in your comment however, we still need to resolve the landscaping plan. We respectfully request that the site development permit be released with the understanding that VLKArchitects and the City of College Station are still working on the landscaping requirements due to the complexity of the development on the existing site. Planting not in the property lines cannot be counted towards point. This includes the crepe myrtles along George Bush Drive and some trees along Timber. For existing trees,they can remain shown on the plan, but they would not count towards point requirements. For the new proposed plantings, please move them so the trunk is within the property line. These calculations have been revised to not include planting not in the property lines however, we still need to resolve the landscaping plan. We respectfully request that the site development permit be released with the understanding that VLK Architects and the City of College Station are still working on the landscaping requirements due to the complexity of the development on the existing site.. 3. I am still unable to verify the count for crepe myrtles. Please either use a different symbol or label which trees are crepe myrtles. The symbol for crepe myrtles will distinguish them apart from other trees upon submission of the Landscaping plan. 4. With the next submittal, please include a request to have the trees next to the front of the building count toward streetscaping along George Bush Drive. The request should explain why these exemptions are necessary for the site. Please see attached letter requesting to have the trees next to the building along George Bush count toward streetscaping. ENGINEERING COMMENTS NO. 2 1. Response comment has been noted. Prior to submittal for approved plans, please make sure that there's a note next to the existing manhole on Holik St. stating that the private sewer line terminates at this manhole and that the public sewer is beginning here since the Utility sheet was not submitted during the last submittal. Please see public and private sanitary sewer designation shown on sheet C4.01. 2. Provide a note stating where the public storm sewer begins on the plans. Please see storm sewer designation shown on sheet C5.01. 3. Please check the drainage area down on Holik Street, and acquire a dedicated drainage easement for the proposed storm sewer line to the creek. Please see the attached graphic showing the drainage area which flows to this new 10 foot inlet on Holik. This flowrates for the 10& 100 year storm events are 0.3 cfs and 0.4 cfs, respectively. Please see attached blanket easement form for Lot 1, Block 1, CSISD-Willow Branch & Oakwood School sites We would prefer to dedicate a blanket easement now because we are not confident this storm sewer line will not shift during construction. 4. Please provide an Engineering Cost estimate. Please see the cost estimate attached. Parking Lot Screening On previous CSISD projects it has been agreed to by the City to not require the District to provide the required parking lot screening due to safety and security of the campuses due to the fact that this screening provides places for individuals to hide who may be a threat to the campus and its occupants. Further, the City of College Station Police Department has agreed that this requirement is a determent to the safety and security of schools. 2. Streetscaping Requirements Due to Texas Department of Transportation Right of Way Easements along George Bush Drive and that approximately the first 55 feet of the site is paved; the project cannot comply with the Streetscaping requirements. We ask that the existing line of mature trees located approximately 60 feet from the property line and parallel to George Bush Drive be considered as meeting the street scaping requirements along George Bush Drive.
