The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and to be scheduled for a future Planning & Zoning Commission meeting: City of College Station Transmittal Letter; One (1) 24" x 36" copy of the revised Preliminary Plan; and Thirteen (13) 11" x 17" copies of the revised Preliminary Plan. Upon receipt of the required documents for the Planning & Zoning meeting, your project wll be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made. Please revise general note 10 by changing the date of the current approved plan to January 15, 2009. ?/ Please revise general note 6 to read as follows, a. The undeveloped area of this project are vacant/agricultural. All other areas are currently developed as multi-family and single-family residential. Areas currently undeveloped will include commercial, open space, multi-family, and single-family residential in compliance with the approved Master Plan and PDD zoning. 3'. Under homeowner's association notes please change multi-family front setback to 15'. 4. The metes and bounds for the following do not close, and I have attached the documents as well so you can see. a. Section 1C, Phases 3-5 b. Section 1A, Phases 3, 4A&B, and Section 4, Phase 3B 5. The following line dimensions do not match the line boundary total. I am adding bordering lot widths to make sure they match the boundary line and in the cases below they do not. I ,/ realize that some may be corrected when the metes and bounds are closed, but I wanted to make you aware. On sheet 3, there is a label for an amending plat in section 3, phase 1. Please add the volume and page. It currently shows zero. V As we discussed, please change the northern section 7, phase one to section 7, phase four. g. Section 7, phase two, please remove the block labels on lots 12 and 11. 9 Please identify the block lengths for Long Creek In and Cottonwood Creek In in your response to comments. 10. Please show floodplain limits, for example sheet 4 has labels but the limits are not shown. 11. Please verify what the acreage in the title block includes. When I add up the acreages shown in the different phases I get a greater number. When I add up the numbers based on meets and bounds it is smaller than 113.575. 12. Please label temporary turnaround in section 5, phase 3. 13. There are multiple lots will frontage less than 50' and should be revised, particularly around the cul de sacs. 14. Any changes made to the plans which have not been requested by the City of College Station, must be explained in your next transmittal letter. In order to keep from "over cluttering" the drawing I have General Note #9. 2. It would be helpful to have some of the contours labeled with elevations. Revised accordingly (index contours only). 3.
