Staff reviewed the above-mentioned rezoning map as requested. On the following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review and to be scheduled for a
future Planning & Zoning Commission meeting:
Thirteen (13) 11"x17" copies of the Rezoning Map;
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided the documents to the Administrator that seek to address the staff
review comments contained herein. If all required items are not received, your project will be not
be scheduled on the P&Z agenda. Your project may be placed on a future agenda once the
documents are received.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Texas, generally located at the northwest corner of Renee Lane
and Barron Road.

properties and compliance with the Comprehensive Plan. The property would be allowed to
subdivide into lots as small as 5,000 square feet for single-family homes.
4. Suitability of the property affected by the amendment for uses permitted by the
district applicable to the property at the time of the proposed amendment: The
property is currently zoned R Rural which it received upon annexation. The current zoning
does not allow for further subdivision of this tract as it must be a minimum of two acres. The
proposed rezoning would allow for the property to subdivided into smaller single-family lots
and is in line with the vision of the Comprehensive Plan.
5. Marketability of the property affected by the amendment for uses permitted by the
district applicable to the property at the time of the proposed amendment: Under the
current zoning district the property is limited in density. The proposed rezoning would allow
for the development of single-family lots similar to those along Renee Lane.
6. Availability of water, wastewater, stormwater, and transportation facilities generally
suitable and adequate for the proposed use: Water service will be provided by the City
of College Station via 8-inch main. There is also an 8-inch sanitary sewer line available to
serve the properties. Detention is not required, but a 20-foot drainage right-of-way along the
rear properties is going to be required. Access will be via a residential street, Renee Lane.
Public infrastructure shall be designed and constructed in accordance with BCS Unified
Design Guidelines. Existing infrastructure appears to be adequate for the proposed use.
STAFF RECOMMENDATION
Staff recommends approval of the rezoning request.

1. The 11x17's should be of the survey map with the edits we made, the zoning on abutting
parcels and changing the scales in the upper left corner and in the title block to read 1"=20'.
These changes can be handwritten.
2. I am still checking with electrical to see if they have any comments and will get back to you
as soon as possible.

explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
