It currently shows S 00'00'00" W/1013.82. RESPONSE: This length label has been corrected. /2. Meets and Bounds do not close for Lot 2RA, please revise. RESPONSE: N/A. We could not get cooperation from the owners of Lot 2RA so we have removed that lot from this plat. .73. Please change "Approval of Planning and Zoning Commission" to Certificate of Planning and Zoning Commission". RESPONSE: This has been changed to Certificate of Planning and Zoning Commission. Please illustrate a separate instrument with volume/page for the private cross access easement between 2818 Place and Market Street. RESPONSE: We have shown this as a private cross access easement that will be dedicated with this final plat and have included an inset with the calls describing this easement. RESPONSE: This note has been added. v5L.10. FYI, as this plat includes a replat of existing property it will be on the regular agenda with a public hearing (agenda only) when it goes to P&Z. RESPONSE: Not applicable. x/11. Please remove the second sentence of general note 3. RESPONSE: The second sentence has been removed. 12. There are easements shown in the title report that are not depicted on the plat. Please verify that all applicable easements are shown. RESPONSE:The following is the response from the surveyor about these easements. We do not always address blanket or non-plottable easements on a topographical survey. As for these they are addressed as follows: q 303/354—blanket—not plottable 709/509—no filed description of the easement area—unable to locate or plot 2788/175—may or may not apply—unable to determine due to lack of description in filed document 10778/259—blanket for that portion of tract lying within Lot 2R—not plottable .' 13. J 15. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. RESPONSE: Understood. ENGINEERING COMMENTS NO. 1 1. Please provide a sanitary sewer report, NOI, and Letter of Acknowledgement. RESPONSE: The letter of acknowledgement is attached. The NO/ will be forthcoming from the contractor. A sanitary sewer capacity letter is attached. 2. FYI...Additional Development Permit Fee in the amount of 1% of the total public infrastructure cost will be required. RESPONSE: These fees have already been paid. We submitted a check in the amount of $5,368.42 on 10/31/2014. This check included the $932.00 for the final plat application and the 1% of total public infrastructure cost in the amount of$4,436.42. We have included a copy of the check for your reference. 3. Plat/Sh.01/Sh.02 -The centerline of the sanitary sewer line should be at least 20-ft from the edge of the easement in order to be able to bench the trench at approximately 1:1. Based on the depth of the sanitary sewer line (-20'-25') and the waterline being located in the same easement, the PUE needs to be widened to 40-ft in some areas. RESPONSE: The PUE has been widened to 40ft in these locations. 4. Plat/Sh.02 - Based on the sanitary sewer depths (>14'), there should be a minimum 30-ft PUE between approximate Sta.17+50 and Sta.19+60. RESPONSE: The PUE has been widened to 30ft between these stations. 5. Sh.01 -There should be a maximum 500-ft between manholes. RESPONSE: We have checked the plans and there is no more than 500 feet between manholes. 6. Sh.01 - Show the waterline crossing the sanitary sewer main. The TCEQ requirements of centering the pipe joints and cement stabilized sand bedding for the sewer should also be noted. RESPONSE: The waterline crossing is shown and the TCEQ requirements are noted. 3 7. FYI...The public infrastructure will need to be built or surety provided for it prior to the plat being forwarded to P&Z. RESPONSE: Understood. Surety in an amount of $443,641.67 will be forthcoming from the owner, so that the plat can proceed to Planning & Zoning. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version of plat and / or site plan as soon as it is available. Email to:gmartinez(a�cstx.gov, sweidocstx.qov, or wdavis(a,cstx.00v. RESPONSE: The site layout and plat boundary has been emailed to Gilbert Martinez. t 2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This ( 0 U information is critical for CSU to accurately determine the size and number of transformers, C and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. RESPONSE: Understood. We believe all of this load data has been provided. 7+ p 3. EASEMENTS: Developer provides temporary blanket easement for construction purposes and upon completion of project must provide descriptive easements for electric infrastructure as designed by CSU. RESPONSE: Paperwork for this blanket easement is forthcoming from the owner. 4. The following easements will be required: • 20' wide PUE along Holleman along the frontage of the development RESPONSE: Per email discussion between Weldon Davis and Veronica Morgan, electrical agreed to a 15ft PUE from where electrical enters the property on Holleman to FM2818 and not the entire frontage along Holleman. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. RESPONSE: Understood. ✓2. CSU will provide drawings for electrical installation. RESPONSE: Understood. Thanks. A. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. RESPONSE: Understood. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. RESPONSE: Understood. A6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. RESPONSE: Understood. 7. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing as designed by CSU. Between manhole C-1 and -Sta.7+00 - the depth of the line gets up to 25-ft and there is only an 18.5-ft offset from the edge of the PUE. Response: We have increased the easement in this area to 49-feet. We have 24-feet on one side and 25-feet on the other. 2. Around Sta.7+50 - the line is about 15.5-ft deep, but there is less than 10-ft to the edge of the PUE. Response: We have widened this easement area to the 49-feet and then dropped it to 30-feet where depths are shallower. 3. Between manholes C-3 and C-4 - the depth increases up to 19.5-ft deep, but there is only 10-ft to the edge of the PUE. Response: This is now a 40-foot easement and we centered the line in the easement so you now have 20-feet from the line to the edge of the easement. 4. Between manhole C-4 and -Sta.15+30 - the depth increases up to 19.5-ft, but there is only 10-ft to the edge of the PUE. Response: This easement is now 40-feet and centered on the line. 5.
