Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed.

Eight (8) revised site plans (one will be returned to you, please submit additional
copies if you want more than one approved copy)
One (1) landscaping plan
One (1) 24x36 grading and erosion control plan
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please call me

- /Please verify the use of this property. If there is a portion that is medical and a portion that
is office, parking calculation should show both 1:200 and 1:250. The use of this property is
office with future lease space that could potentially be medical clinic space. Parking
calculations were done using the more intense use to show the parking could be a
more intense use. The building has been labeled to show the office space and future
/ lease space.
V! The table shows that 11 shared parking spaces are left for future development. Please
verify that does not include parking spaces for this site. The 11 shared parking spaces will
be provided with development of Lot 1E-R3.
Please note that any changes made to the plans that have not been requested by the City of
College Station must be explained in your next transmittal letter. Noted.

LANDSCAPING/STREETSCAPING/BUFFER iPlease either revise the landscape plan to show the new points provided or the trees should

ENGINEERING COMMENTS NO. 1
1. This is College Station Water CCN, please fix the note on Erosion Control Notes # 6 which
is stating Wellborn SUD Staff. Also this note seems more appropriate as a General Note
instead of Erosion Control Note. Erosion control note#6 revised.
2. Please move the sewer service line out of the PUE. The sewer service has been
relocated out of the PUE where possible.
3. Please Provide City of Bryan/College Station Standard details. Standard details have been
added to the construction drawings.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. J SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version
( ' of plat and /or site plan as soon as it is available. Email to: sweidocstx.qov. Site plan has
been sent to CSU.
?.r LOAD DATA: The developer will provide load data to CSU as soon as it is available. This
information is critical for CSU to accurately determine the size and number of transformers,
and other equipment, required to provide service to the project. Failure to provide load data
will result in construction delays and, due to clearance requirements, could affect the final
building footprint. Delivery time for transformers and other equipment not in stock is
approximate 26 weeks. Electrical load data has been provided to CSU.
3. EASEMENTS: All easements on site are existing. Electric facilities will be designed within
existing easements. Noted.
,4. If easements are existing, the developer will be responsible for locating easements on site to
insure that electrical infrastructure is installed within easement boundaries. Noted.
5. Current service conduit routing shown is not acceptable. Contact CSU for service conduit
design and routing. CSU has been contacted about conduit routing and conduit routing
has been revised.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design. Noted.
2. CSU will provide drawings for electrical installation. Noted.
3. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required. Noted.
4. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout. Noted.
5. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing
as designed by CSU. Noted.

Subject: Chad Jones Law Office Building
Jess,
The building has two tenant spaces, one for the law office and the second to be finished out at a later date by a
tenant. The 2,000 sq ft unfinished tenant space will probably require to exit doors, which will require an additional
sidewalk from that side exit door.
So a side exit door will be on both sides(west and east sides) of the proposed building, with a necessary Accessible
Route sidewalk from both side exit doors.
Please have this reflected on the Site Plan.
