THENCE: N 48° 03' 47" W along the common line of said Lot 1B and Lot 2 for a distance
of 40.00 feet to a 5/8 inch iron rod found on the Northwest line of a 40 foot wide utility and
access easement as described in Volume 488, Page 519 of the Deed records of Brazos
County, Texas, for reference a 3/8 inch iron rod found on the Southeast line of KFO

THENCE: N 41° 39' 31" E along the common line of said Lot 2 and KFO Addition, Phase
II, for a distance of 88,07 feet to a 1/2 inch iron pipe found marking the North corner of said
Lot 2 and the Northwest corner of a called 0.75 acre tract as described by a Deed to Betty

Ad valorem taxes for the current year have been prorated as of the date of delivery of this
deed, and the Grantee by its acceptance hereof covenants and agrees to pay all ad
valorem taxes upon the property from and including taxes for the year 2014.
