I have attached a marked pdf file to address some of the comments at addressed below. Planning 1. We will add 10' to the ROWdedicationand adjust the lot boundary for Lot 2 accordingly to make sure of the 1+acre size ed ko c&o 2,/ Please see the notes on the original plat addressing the pipeline easements as indicated on the attached pdf file—there are no defined easements crossing this tract and no active pipelines on the tract Brazos County 1. The owner plans to use a shared driveway between Lot 1 and Lot 2—we will create a "private shared access easements" to cover this 3We will show the nearest location of the city limits on the vicinity map with the submittal of revisions 3. New addresses will be: lot 1-12234 North Dowling Lot 2—12236 North Dowling Engineering 1. Brazos County Subdivision regulations require a 20' easement centered on all interior lot lines and the boundary of the subdivision. Unless the County will agree to a 10' easement then the 20' will need to remain. 2. We will be sending the field crew back to the property to locate the creek channel(s) on the ground 3. Drainage easement will be created over the creek channel as located on the ground 4. Water lines were already labeled—see the attached marked pdf file for verification 5. The fire hydrant was located on the ground. Note that I have indicated the 750' radius from the fire hydrant on the attached pdf file. This should be more than adequate for the existing and proposed development on Lot 2. 6. A copy of this preliminary plat was sent to Wellborn SUD, 911 and the Health Department for review. These parties should be providing the necessary documentation. 7. See "planning" note 2—there are no pipelines or easements that cross this tract—all of the defined easements listed on the title report lie southwesterly of this tract. If there are any other comments please contact me to discuss. I will be submitting the revised copies of the preliminary plat once we have the field work done for the drainage issue. If it was annexed, different plat laws would govern such that further platting would be necessary. I have reviewed the subdivision based on information provided and with the assumption that future platting is not needed. I can't review it based on "intent" as "intent" may always change. I believe the drainage easements need to be addressed and I stand by the original comments. Since the larger lot (the remainder tract) is not being developed at this time we hesitate to define specific private drainage easements. Would it be sufficient to make a notation on the plat something to the effect of"There shall be a 40' private drainage easement centered on all existing natural drainage flows." The owner has indicated that sometime in the future they may decide to further divide this area and the drainage issues would be dealt with by an engineer at that time. This would alleviate the need for having to abandon easements on future replats. Please let me know your thoughts on this. Thanks! Louise Barker Kerr surveying From: Robert A.
