The following page is a list of staff review comments detailing items that need to be addressed. Please revise the Right-of-Way dedication to show 25 feet. This may effect the boundary for lot 2. Please ensure this lot will meet the 1 acre minimum. 2. In the title report there are easements for Producer's Gas Company and Ferguson Crossing Pipe Line Company. If still active, please label size, design pressure and product type. 3. Please note that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter. Items to keep in mind when we move to the Final Plat process, • Add required Certifications for Final Plat Submittal. • With Final Plat submittal, provide adequate Drainage Easements to provide for existing and any developed flows. A drainage easement is required for water courses crossing the property. Please show and label and/or add a note regarding this easement. 4. Label the existing waterline size. 5. The rural residential fire flow requirement is 1,000 gpm from a fire hydrant within 750-ft of the structure. It appears that the existing fire hydrant is not close enough to cover the existing structures, so a fire hydrant would need to be added. Please show a proposed fire hydrant on-site. 6. Provide a letter from Wellborn SUD indicating their intent to serve these properties in the future. 2 of 3 7. Our records indicate that there is a Southwestern Gas Pipeline crossing the tract.
