As development on the Rock Prairie Marketplace Block 1, Lot 1 has up to a $30,000 waiver of development fees (as per Ordinance 2011-3339), this fee will be refunded. Please provide the name/company of the recipient and the address to where the refund check is to be sent. 2. In the Exterior Elevation Areas table, the square feet subtotals of the material types do not add up to the Total Façade Area shown. Please revise. The glass area should include all door and window areas. Include a category for metal material for the ACM metal accent and entry element. The sign cabinets, posters, and screening on top of the roof should not be included in building material calculations. 3. In the Exterior Elevations Areas table, also list the percentage of each material type represented by the square feet provided. Please note that metal accents are limited to 20% per facade. 4. Provide a material sample of the proposed ACM accent band and entry element. 5. When a flat roof or parapet faces a public right-of-way, the horizontal line of the roof shall vary by a minimum of 2 feet so that no more than 66% of the roofline is on the same elevation. Revise the West elevation facing State Highway 6 to meet this requirement. 6. Architectural relief elements are to be provided on each side of a building. Based on the dimensions of the proposed building, two different types of architectural elements are required on the South, West, and East elevations and two-sections of two different types are required on the North elevation. The listed of qualify elements are listed in Unified Development Ordinance (UDO) Section 12-7.10.B.2. Identify or describe the elements provided on each elevation and revise the elevations as necessary. Please note that elements utilized on one elevation cannot be also counted to meet requirements on another elevation. 7. Colors not found in the College Station Color Palette are considered accent colors and may be used but have a current maximum of 15% on any one facade. Provide a color sample of Sunglow Yellow so it may be determined if it is an accent color. Also, provide color percentage calculations on Sheet A3.1. 8. Provide a note on Sheet A3.1 that signs are for illustration purposes only and are permitted separately. 9. Please be aware that the amount of attached signage allowed is 2.5 times the length of facades where a public entry is located. This building appears to have one public entry facade, the front (north) elevation, which is about 100 feet in length and therefore would allow up to 250 square feet of attached signage. The advertising posters would be included in the signage calculation. The following is the preliminary list of items needed to complete the submittal. Once received, these items will be reviewed concurrently with the architecture review. Dear Mr. Schubert, We have received and reviewed your email regarding the 9 item comments that were needed to be addressed and provide further information during your NRA drawing submittal review. ACM material sample has been FED EX to you per your request and review. 5.) West Elevation has been revised to comply and meet the requirement of the horizontal roof line variation. 6.) Architectural relief elements have been added to the building elevations to comply with the comment. South elevation has both a pilaster affect and bump out end wall relief. West elevation has end wall bump out relief that wraps corner around to the South wall. East elevation has been revised to provide a bump out wall relief in the center portion of the wall elevation. North elevation has Metal ACM eyebrow canopy relief and covered overhang loggia along both sides of eyebrow canopy. Also, suspended steel sunshades hang of of the covered overhand loggia. 7.) The Sunglow ACM accent color not found in the College Station Color Pallete has been added and called out in the Exterior Elevation Material Table along with its percentage of wall area. 8.) Note regarding signs shown on the drawing has been added to the drawing as requested. 9.)
