Easement:
A drainage easement for the benefit of, and appurtenant to, Grantee's tract,
Grantee's tract being Lot 5, Block 1, Pooh's Park Subdivision, Sction One, City of
College Station, Brazos County, Texas, and said easement being described as
follows:
A 10.01 foot strip of land across Lot 4, Block 1, Richards
Subdivision, City of College Station, Brazos County, Texas,
("Grantor's lot')as described in Exhibit A, attached hereto and
made a part hereof.
Rights and Obligations:
The easement is solely for the benefit of Grantee's tract described above. Upon
reasonable notice to Grantor, Grantee may enter the easement with equipment
reasonably necessary for repair and maintenance of an underground storm drain.
The storm drain pipe is located as depicted on the plat attached as a portion of
Exhibit A. Grantee shall maintain the installed drain as needed, entering the
easement only after reasonable notice to Grantor.

Grantor grants and conveys to Grantee the easement,together with all and singular
the rights and appurtenances thereto in any wise belonging,to have and hold it to Grantee,
Grantee's heirs, executors, administrators, successors, or assigns forever. Grantor binds
Grantor and Grantor's heirs, executors, administrators, and successors to warrant and
forever defend all and singular the easement to Grantee and Grantee's heirs , executors,
administrators, successors, and assigns against eve

This Amended Warranty Deed(Easement)amends the Warranty Deed(Easement)
dated November 19, 1993, recorded in Volume 1987, Page 322, Official Records, Brazos
County, Texas,for the purpose of narrowing the 15 ft. easement to 10.01 ft. as described
above. Grantee hereby grants and conveys to Grantors and their heirs and assigns, all
portions of the easement described in the original deed which are not included in Exhibit
A, to have and to hold it to the Grantors, their heirs and assigns, forever.
When the context requires, singular nouns and prono s include the plural.
