See rough sketch attached. This will still leave the first 3 lots with at least 50x100 dimensions and will bump the 4th up enough to have over 5000 ft without counting the area in the private drainage easement. I've looked further into this and the requirement actually comes from the Subdivision Regulations—Section 12.8.3.l.1.c that is specific to drainage easements. The section requires that the lot meet the minimum lot area (not buildable area)outside of the drainage easement. Staff cannot waive this requirement. Doing a couple of very rough calculations, it seems that if the easement is reduced to 10',the lot may be able to meet the minimum 5,000 sf outside of the easement. See attached. These are the comments received on the replat submission. I have also attached a revised site layout that should meet the standards. The new layout would give 50'to each of the first 3 lots on the west side, leaving 58+ feet on the last lot with the drainage easement. This will actually give the last lot 2487 sq ft of buildable area which is even more than the 2423 sq ft of buildable area on the first 3 lots. Let me know if you have any questions. Thanks!
