OR 12560 38 ME I'ES AND BOUNDS DESCRIPTION 0.0239 ACRES Being a tract of land containing 0.0239 acres, and being across Lot 4, Block 2 of the Richards Addition,Phase 1 in the City of College Station,Brazos County, Texas,and recorded in Vol. 137, Page 25 of the Brazos County Deed Records (B.C.D.R.), and being across the same tract conveyed in Vol. 12418,Page 251, of the Brazos County Official Records (B.C.O.R.). All bearings of this survey are referenced to the Texas State Plane Coordinate System, Central Zone,NAD83(2011) Epoch 2010, and boundary based on found 1/2"iron rods referred to said previous recorded plat, and as surveyed on the ground on February 20th,2015. This description is also referred to the plat prepared by ATM Surveying,Project No.2014-0749, and being more particularly described as follows: BEGINNING at a point on the south line of said Lot 4, from which a 1/2" iron rod found for reference for the east corner of said Lot 4 and the south corner of Lot 5 owned by Shelley Wedemeier part of Lot 5, Block 1, as recorded in Vol. 6373,Page 279, of the B.C.O.R. bears N 41°38'19" E, a distance of 0.90 feet, also being on the northwest right-of-way line of Richards Street(50'R.O.W.); THENCE South 41°38'19" West, a distance of 10.01 feet along the common line between this tract and said right-of-way line of Richards Street to a 1/2" iron rod with a maroon plastic cap marked "RPLS 6132-ATM SURV" set for the south corner of this easement; THENCE across said Lot 4,North 50°20'46" West, a distance of 104.28 feet to a 1/2" iron rod with a maroon plastic cap marked "RPLS 6132 -ATM SURV" set for the west corner of this easement, also being a point on the northwest line of said Lot 4, also being a point on the southeast line of the Neilon J.Rowan and Lorna M.
