The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review. One (1) 24"x36" copy of the revised final plat; One (1) Mylar Parkland Dedication in the amount of $2,522 must be submitted prior to the filing of the final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to pdsdigitalsubmittalacstx.gov. With four lots parkland dedication in the amount of $2,522 (2*$1,261) will be due prior to filing of the plat. 2. Please remove the line for the 5-foot PUE in the rear of the lot. The 10-foot PUE covers it. 3. All lots should have corner markers, consisting of a 1/2 inch steel rod or 3 pipe 2 feet in length. Please show markers with labels of the type of marker used or provide a general note that it is provided. 4. Please revise the front and rear dimensions of lot 4B. 58.43 should show an arrow indicating that this measures the area between the left property line and the drainage easement, same for the rear. Also in the rear the 4.01 measurement should have an arrow showing that it represents the space between the drainage easement and the right property line. 5. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Due to the number of lots that front on a public street and that it does not require the extension of public facilities, it is a Minor Replat. Once this has been confirmed an application refund of$232 ($932-$700) can be made. 2. Revise title block to Minor Replat. 3. Please show total area in the title block. 4. Please revise Certificate of Ownership and Dedication to show Lot names. 5. The ordinance does not allow the drainage easement to be considered part of the lot area for purposes of minimum lot size requirements. For this reason and comment 1 of engineering the 4th lot does not meet dimensional standards. Only 3 lots can be created. 6. Parkland dedication fees will be due before the filing of the plat on additional lots. If the plat is revised to show 3 lots, $1,261 in parkland dedication fees will be due. 7. Please add City of College Station by the signature lines for City Engineer and City Planner. 8. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. 9. Please be aware that each lot will be required to provide a minimum of two (2) trees of at least two inches (2") in caliper or one (1) tree of four inch (4") caliper per Ordinance No. 3222. 10. Please note the filing of this plat will be conditioned upon removal of the existing structure from the lots. 11. Please note that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter. It does not appear that there will be adequate buildable area on Lot 4B. 2. Our records indicate an existing 10-ft PUE (V.360, P.669) along the rear of the lots. If your research finds that this easement does not exist, a new 10-ft PUE will still be required along the rear of the lots. 3. Water and sewer services are required to be provided to each lot with platting. Please provide a utility plan and Engineer's cost estimate. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version of plat and / or site plan as soon as it is available. Email to: gmartinez@cstx.gov , sweidoAcstx.gov , or wdavisAcstx.gov 2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This information is critical for CSU to accurately determine the size and number of transformers, and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. 3. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. 4. If easements are existing, the developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. 5. The following easements will be required: • 10' PUE along the road frontage of Richards Street • 5' PUE along each lot line and rear lot line GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull boxes and secondary pedestals provided by CSU. 8. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing as designed by CSU. 9. Our records indicate an existing 10-ft PUE (V.360, P.669) along the rear of the lots. If your research finds that this easement does not exist, a new 10-ft PUE will still be required along the rear of the lots. That volume and page is in the middle of a 31 acre deed so it doesn't apply, and our research didn't find any recording of another utility easement.
