The 40 ft. utility easement in the rear seems to be off. The arrows labeling this easement need to extend to include the 10 ft. easement, or the '40' label needs to be changed to30 ft. Also, please provide the volume and page for the 10 ft. utility easement at the front of the property. 2. After looking into the site, it appears that there is material being stored outside the property boundary into TxDot Right-of-Way and to the Texas Avenue Baptist Church property to the South. The materials will need to be moved and contained within the property 3. Parking lot appears to be a missing end island. A raised island 180 square feet in area shall be located at both ends of every interior and peripheral parking row regardless of the length of the row. 4. The front building setback is identified as 70 feet. Being that this building line was identified on the original plat, please add a label 'as shown on plat' to reference this building line. 5. Please also show a front building setback of 25 feet from the property line. 6. The building footprint seems to be missing the 8 foot porch off of the front of the building and the concrete pads located at the rear of the building. Please revise to include this into the building layout. 7. The building dimensions are inconsistent when compared to the plans submitted with the Non-Residential Architectural Standards application. 8. The limits of disturbance boundary required to be extended a minimum of 20 feet. The current line shows only a distance of 10 feet. Please revise. 9. The proposed pavement width does not match the existing pavement width at the entrance to the property. The pavement should match the existing width and can be tapered down to the minimum 20 ft. width requirement. 10. There are electric poles on the demolition plan that are being removed, but are indicated as remaining on the site plan. If they are being removed, please provide the label 'to be removed' next to the poles that will be removed with the construction of this site. 11. Bicycle racks capable of storing a minimum of 4 bicycles are required for all buildings under 20,000 square feet. Please show where the bicycle racks will be located and add the standard detail to the site plan page with the other details provided. 12. Please remove note 13. This project is not located within Spring Creek Impact Fee Area. 13. The radius of the parking island is shown as 21'. Being a part of the hammerhead the radius needs to be 28'. Please revise. 14. Provide a general note on the site plan that states the following: Exterior building and site lighting will meet the standards of Section 7.11 of the Unified Development Ordinance. The light source shall not project below an opaque housing and no fixture shall directly project light horizontally. Fixtures will be mounted in such a manner that the projected cone of light does not cross any property line. 15. Please note that any changes made to the plans that have not been requested by the City of College Station must be explained in your next transmittal letter and "bubbled" on your plans. Please revise the Streetscaping calculation to be based on one tree for every 25 feet. 2. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All Backflow devices must be installed and tested upon installation as per City Ordinance 2394. ENGINEERING COMMENTS NO. 1 1. Fire hydrant in TxDOT ROW requires a TxDOT Utility Installation Permit. Design Engineer can prepare the online submittal and let me know when ready to submit. 2. Fire Flow note indicates an existing fire hydrant for coverage. Plans also show a proposed hydrant. Please clarify. 3. Provide sealed engineers cost estimate for fire hydrant. 4. The stone pallets and boulders bordering the SH6 property line are in TxDOT ROW on top of existing utilities. These need to be relocated inside your property line. 5. Please include stormwater management method to reduce the sediment being tracked from the site. This has been an ongoing issue, and since site improvements are being proposed, this is an opportune time to address the issue. City is looking for voluntary compliance with the City's stormwater ordinances ahead of issuing any violations. TxDOT Comments 1. It is unclear how the proposed driveway will be affecting the ROW or what will be done with the existing driveway. If existing driveway is to go away please clarify and if existing driveway is staying in place then access point does not meet the TxDOT Access Management Manual guidelines. The existing driveway is wider than maximum width allowed and will need to be reduced down to a maximum width of 40'-0" or a divider / median installed dividing the existing driveway only allowing a maximum of 40'-0" of traversable access point. Please provide clarifications for review. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version of plat and / or site plan as soon as it is available. Email to: gmartinez(a�cstx.gov , sweido@cstx.gov , or wdavis@cstx.gov 2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This information is critical for CSU to accurately determine the size and number of transformers, and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. 3. EASEMENTS: Developer provides temporary blanket easement for construction purposes and upon completion of project must provide descriptive easements for electric infrastructure as designed by CSU. 4. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. 5. The following easements will be required: • Possible 20' wide easement going to building • Service will be underground as per the UDO. Service cannot go under any structure. Site plan shows and overhead service. Disallowed under the UDO. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull boxes and secondary pedestals provided by CSU. 8. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing as designed by CSU. 9. As discussed on the phone, there are elements on the side elevations of the building that were taken from the approved list under the Suburban Commercial Land Use. While these elements (gable detail, and decorative lighting) can stay, the city cannot count them as approved architectural elements is the land use for this property is GC General Commercial. That being said the two side elevations are missing one element of architectural relief. Additionally, the rear is also missing one more element of relief. As discussed on the phone, the Architect is proposing to use a wall projection to meet this requirement. The side and rear elevations have been revised per comment above. 2. The roll up door on the rear elevation is showing a canopy from a visible side perspective, but is missing the canopy on the actual rear elevation. Please make sure the associated canopy is shown accurately on all elevations. The elevations drawings have been revised to show the canopies accurately. 3. Note: Any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter.
