following page is a list of staff review comments detailing items that need to be addressed.

PLANNING
1. Please label the color of the roof on the plans. This color must be from the approved colors
list. Please also label brick color. Colors normally found in manufactured brick are
permitted.
2. The facade facing the Traditions is not within 15 feet. It will need to meet material
requirements of min 25% brick on the first two stories or 28 feet, no more than 75% of the
hard board/cement fiber board, and 2 different design elements from the Northgate options
list every 40 feet.
3. Please include the windows, doors, and openings in the Mat'l Sq. Footage tables. Please
also provide percentages of the materials.
4. Please identify material and color for the roll-up doors by the compactor.
5. Please identify the elements selected to meet the architectural relief requirement. I count 7
25-foot sections on Cherry, Second, and Boyett. Pilasters and awnings are options to meet
the requirement but I am not sure what others you propose with this design.

1. Please include unit mix on the site plan. The unit mix has been added to the site plan.
2. Please add general note to show the required floor -to -area ratio of 1:1 is met by the
proposed square footage. This calculation does not include easements, setbacks, and
sidewalk. General Note 4 has been added to show floor to area ratio is met.
3. 1 have looked at the administrative adjustment briefly to see the proposal. Please
formerly submit the application for full review. The administrative adjustment is
attached to this response to comments.
4. Parkland dedication in the amount of $209,408 ($1,636 x 128 Units) will be due prior to
issuance building permits. Noted.
5. Please label existing and proposed street lights and include label in the legend. Existing
and proposed street lights have been labeled.
6. Please revise site plan comment 14 to say it is a compactor and indicate gate clearance.
Note 14 has been revised.
7. Please revise bicycle count. More bike racks should be provided. Area between the
building fagade and sidewalk to be used to install bicycle racks is a potential location.
Additional bicycle racks have been added to compensate for the 18 space
reduction requested by administrative adjustment.
8. Please add color to detail for benches. Black or bronze (Brown) powder coating color are
permitted. Bench color has been added to detail.
9. Please change building orientation on sheet 2 to match sheet 1. Building orientation
on sheet 2 has been revised.
10. The throat depth for the gated entry requires a minimum 100-foot from Boyett. The
current design does not meet that. Refer to the attached letter regarding throat
depth.
11. Brick pavers on Cherry should follow the running bond pattern with the long side parallel
to Cherry. Noted, detail shows running bond pattern with long side paralleling
roadways. The hatching has been revised to reflect the correct pattern.
12. Where tree grates are not along the back of curb, please place benches on the same
side. Benches have been relocated to match tree grate location on sidewalk.
• All BackFlow devices must be installed and tested upon installation as per City

be removed in order to be installed in that location.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version
of plat and / or site plan as soon as it is available. Email to: sweido(cDcstx.gov
LOAD DATA: The developer will provide load data to CSU as soon as it is available. This
information is critical for CSU to accurately determine the size and number of transformers,
and other equipment, required to provide service to the project. Failure to provide load data
will result in construction delays and, due to clearance requirements, could affect the final
building footprint. Delivery time for transformers and other equipment not in stock is
approximate 26 weeks.
EASEMENTS: Developer provides temporary blanket easement for construction purposes
and upon completion of project must provide descriptive easements for electric infrastructure
as designed by CSU.
4. EASEMENTS: Developer provides descriptive easements for electric infrastructure as

5. If easements are existing, the developer will be responsible for locating easements on site to
