The other 4 stories are Type III-A Construction apartments (NFPA 13 sprinklered). The parking garage is "Open". FYI, Northpoint Crossing garages are not stacked with different Construction Type and other Occupancy Classification above them, so they are not required to have a fire sprinkler system in the parking garages. If so, I have a couple of questions for you: • Do you know what building types they are using (the report indicates Type IIIA only)? • Is the garage considered "open" and will it be sprinkled? I know Northpoint Crossing had initially indicated that the garage would be sprinkled, but then it ended up just having a stand pipe. I don't know that I've seen a sprinkled garage as they are proposing. This fire flow cannot be based on a theoretical calculation of potential flowrate. I know that we had talked about this a few weeks ago, and Butch didn't think that another test would achieve the required 3,000 gpm flowing 2 fire hydrants simultaneously. I realize that we are trying to simplify things and reduce the number of fire flow tests that are performed for projects, so I need some guidance on this one. (Attached is the fire flow report for your reference.) • Can you confirm that the fire flow tests met NFPA 291? • If so, was the pressure drop adequate such that they can interpolate the fire flow at 20 psi? • Are you comfortable enough with the theoretical fire flow calculation to let the Fire Marshal know that this is how fire flow testing& reports will be conducted going forward? We are requesting a variance to the UDO Section 8.3.V Private Streets and Gating of Roadways due high density requirements of the NG-3 Zoning and the limited space in order to meet the building and parking densities on the site. We will provide a one car queuing space for vehicles of residents entering the site. The parking garage is designed for residence parking and access only, eliminating the need for the public to enter the site.
