SUBJECT: CREEK MEADOWS (PP)
Staff reviewed the above-mentioned preliminary plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information for further staff review and
to be scheduled for a future Planning & Zoning Commission meeting:
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that this
application will expire in 90 days from the date of this memo, if the applicant has not
provided written response comments and revised documents to the Administrator that
seek to address the staff review comments contained herein. If all comments have not
been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the
revisions have been made and the appropriate fees paid. Once your item has been
scheduled for the P&Z meeting, the agenda and staff report can be accessed at the
following web site on Monday the week of the P&Z meeting.

STAFF REVIEW COMMENTS NO. 1
Project: CREEK MEADOWS (PP) — (15-00900010)
PLANNING
1. The meets and bounds for section 1C do not close. Please see attachment.
i2. Please change the date of the current preliminary plan in note 10 to November 11,
2014.
3. New phasing, looks like Cottonwood Creek Lane does not come in till after the cul-
de-sacs identified in section 6. Based on our conversation, the intent is to have
Cottonwood Creek Lane come in first, please revise the phasing sections to reflect
that.
4. Please provide note that temporary access will be provided in section 1 C, phase 3.
5. The new phasing south of Greens Prairie Trail shows the cul-de-sacs in section 6
coming in before Cottonwood Creek Lane and Long Creek Lane. Please revise the
phasing labels to show currently proposed section 7 as section 6, and section 6 as
section 7.
6. Please revise note 6 by taking out multi-family and adding single-family attached and
detached.
7. Under the Homeowner's Association notes, please change note 1 as follows,
a. PDD ordinance date should be December 18, 2014 and show ordinance
number 2014-3623.
,b. Please take out multi-family and add single-family attached and detached for
setbacks.
8. Please general notes including modifications and conditions identified in the recent
PDD ordinance (i.e. density, driveway standards, two car garages, and the uniform
six-foot fence).
--9. In section 1C, phase 3, block 1, lot 10, please check the width as it currently shows
34.55.
10.1n section 1A, phase 3, block 4, there are two lot 1's, please revise.
— 11.No more than 30 lots are permitted on a cul-de-sac. Please revise the lots along the
south end of Hayfield Court in section 1A, phase 4.
JI2.In section 6, phase 3 the numbering of lots goes from 1-29 and then the last 6 lots
along Creek Meadow Boulevard start to decrease. Please revise as currently there
are lots with the same number.
13.Typically sidewalks are provided throughout the Creek Meadows development.
Currently they are not shown in townhome area, is that the intent?

I reviewed the above-mentioned Preliminary Plan application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal.
Please submit the following information so this application can be forwarded for review:
The Nothing Further Certificates for the portions of the development north of
Greens Prairie Road West and south of Greens Prairie Trail and more than 90
days old. Provide updated Nothing Further Certificates for these areas.
Please be aware that if this application is not completed before Monday, March 2, 2015, it will
expire and a new application and fees will be necessary to continue the subdivision process.
