The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and to be scheduled for a future Planning & Zoning Commission meeting: Two (2) full size sets of revised plans. Thirteen (13) 11x17 copies of the site plan and tower elevation (sheet C3) Revised page 3 of the application Shadow Impact Analysis. Please note that this application will expire in 90 calendar days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed on your revised site plan, your project will be pulled from the scheduled P&Z agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate re- advertising fee paid. Please be aware that the monopole design as shown on sheet C3 and indicated in responses 1 and 2 on page 3 of the application does not meet the City's definition of a stealth tower, which is defined as "a manmade tree, clock tower, church steeple, bell tower, utility pole, light standard, identification pylon, flagpole, or similar structure, that is camouflaged to be unrecognizable as a telecommunications facility, design to support or conceal the presence of telecommunication antennas and blends into the surround environment." This will not affect the project moving forward, but please resubmit a revised copy of page 3 of the application removing stealth from the responses given. 2. There was not a shadow impact analysis provided for the new tower extension. As required for Major Facilities, this analysis must be provided for the consideration of the application. 3. Please note that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Reviewed by: Mark Bombek Date: February 17, 2015 ENGINEERING COMMENTS NO. 1 1. Please add "B/CS Unified Design Guidelines" to the Quality Assurance note on the Civil Notes. 2. Place a note on the site plan stating that no equipment and materials are allowed to be stored in the fire lane. 3. Please show the fire lane on the site plan.
