The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and to be scheduled for a future Planning & Zoning Commission meeting: One (1) 24"x36" copy of the revised final plat; One (1) 24"x36" set of revised construction documents; Thirteen (13) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: pdsdigitalsubmittalcstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/pz Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Please revise note 4 to show ROW dedication for Shallow Creek Loop and Still Water Meadow. Please also update the title block if the total acres if ROW dedication changes. 4. Please note that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter. 5. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Reviewed by: Jessica Bullock Date: 3/24/15 ENGINEERING COMMENTS NO. 1 1. Please provide electrical plans, gas plans, City Standard Details, a Letter of Acknowledgement, a copy of the electrical service agreement with BTU, and a letter from Wellborn SUD indicating their intent to serve this phase. 2. Verify that all of Wellborn SUD's comments have been addressed. 3. GN-01 — FYI...Since Still Water Meadow and Shallow Creek Loop is a unique intersection, Public Works is still reviewing the location and placement of the street signage. Their additional comments will be forwarded separately. 4. GN-01 —Where will the mail kiosk for this phase be located? 5. EC-01 — Please add silt fence along the rear of lots on the north side of the property. 6. EC-01 — Areas at the front and rear of lots appear to be hatched as "Sideslope Erosion Control." Please provide a note defining what erosion control measures are required in these areas. 7. GP-01 —The yard inlets are labeled as #6 rather than #4. 8. W-01 — There are portions of the waterline that do not have the minimum 4-ft of cover, and there are areas where the water exceeds the maximum 5-ft depth. 9. W-01 — In plan view it looks like the long side service lead for Lot 71 stops at the property line rather than connecting to the main. 10. W-01 — Please indicate the distance to the next closest fire hydrant. Verify that fire hydrants are 1,000-ft apart or less and all structures are covered within 500-ft of a hydrant. 11. S-01 — Please verify that Lot 1, Block 3 already has a sewer service installed with another section. 12. D-01 —Along the side lot line of Lot 6, Block 3, the storm sewer should be centered in a 15-ft PUE. 13. D-01 — It looks like a portion of the storm sewer around Sta.1+30 is outside of a PUE. 14. Drainage Report—Which design storm are the private yard inlets and pipe designed for? 15. FYI...Additional Development Permit Fee in the amount of 1% of the total public infrastructure cost will be required. Based on the current Engineer's cost estimate, the DP Fee balance is $3,212.74.
