ENGINEERING: COMMENT #1: Add a note on the Final plat stating that the proposed lots can't be located further than 500' from fire hydrants which is base on the lay of the hose along the street ACTION: A note will be added to the Final plat COMMENT#2: Provide a temporary turn-around at the end of Wigeon Trail Dr. on the construction documents ACTION: See revised construction plans. COMMENT #3: Provide Hay Bales for the downstream ditch on Drake Dr. ACTION: See revised construction plans. COMMENT #4: Provide a Fire hydrant on Wigeon Trail such that all lots are within 500 feet ACTION: See revised construction plans. COMMENT#5: Please show any existing Fire hydrants on Drake Drive ACTION: There no existing hydrants on Drake Drive. COMMENT #6: Please label the gate valve on the profile. ACTION: See revised construction plans. COMMENT #7 Add another gate valve along WA-1 ACTION: See revised construction plans. COMMENT #8 Provide a water report, a letter stating that all B/CS guidelines have been met, and a sealed engineer's cost estimate. ACTION: None PLANNING: COMMENT#1: The widths of the PUEs shown on the plat follow a 1:50 scale but the lengths and widths of the lots and the meted and bounds perimeter do not scale properly. Either the plat figure is not at the correct scale/size of the scale or the measurements are incorrect. Please reconcile. ACTION: See revised plat. COMMENT #2: Correct the spelling of the street name from Wigeion to Wigeon ACTION: See revised plat and plans. COMMENT #3: The proposed right-of-way curves along Lots 4 & 5 and Lots 8 & 9 but a curve is not labeled on the plat or included in the Curve Table. Please revise. ACTION: See revised Final Plat. COMMENT #4: A replat application was submitted to the City in September 2014 for the adjacent Phase 2, Block 3, Lot 1 (Lot 1-R) at the southwest corner of Wigeon Trail Drive and Drake Drive. Complete the replat which would remove a remainder sliver created by the proposed Wegeon Trail Drive and provide the volume and page of that replat on the plat ACTION: See revised Final Plat. COMMENT #5: Revise the Vicinity Map to zoom it out some to the general area. If the College Station City limits are within the area shown, illustrate the current City limit line. ACTION: See revised Final Plat. COMMENT#6: Provide a north arrow and scale outside the Vicinity Map ACTION: See revised Final Plat. COMMENT#7 Revise the Certificate of Ownership and Dedication to add the sentence, "All such dedications shall be in fee simple unless expressly provided otherwise." to the end. ACTION: See revised Final Plat. COMMENT#8 Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of you plat ACTION: Duly noted. COMMENT#7 Provide additional Typical Section which provides modified cross-slope, ditch and applicable stationing near specimen tree. ACTION: See revised construction plans. COMMENT#8 Upon review of attached supplemental soils info and further soils investigation you may choose to do; consider thicker pavement section. ACTION: We have kept the original design. COMMENT#9 Consider Addition of a "Tree Protection Plan" detail. Consult arborist. To modify PUE's, ditch section and roadway pavement, developer needs to make effort to ensure health of tree through construction process. Provide plan and evidence of correspondence with arborist. ACTION: See Sheet 2.1 for tree protection detail. The owner to provide correspondence with arborist. COMMENT#10 Show widening/intersection modification as mentioned in "Plat" comment above.
