The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and to be scheduled for a future Planning & Zoning Commission meeting: One (1) 24"x36" copy of the revised final plat; One (1) 24"x36" grading and erosion control plan; Thirteen (13) 11"x17" copies of the revised final plat; Parkland Dedication in the amount of $2,522 must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: pdsdigitalsubmittal@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please provide a note on the plat stating that lot 8R will not direct access to Barron Road. 2. Parkland Dedication of $2,522 will be due prior to filing the Final Plat. This amount was determined based on the difference of lots created from the number of lots on the original Plat (1,261x2=2,522). 3. Please be aware that the existing structures will encroach into newly created setbacks and easements and will need to be approved on the condition that they be demolished or moved before filing of the plat. Can you confirm this has been done? 4. Please note that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 5. Please note that you will be required to submit paid tax certificates if they are not current prior to the filing of your plat. 6. Please be aware that each lot will be required to provide a minimum of two (2) trees of at least two inches (2") in caliper or one (1) tree of four inch (4") caliper per Ordinance No. 3222. Reviewed by: Mark Bombek Date: 03-12-2015 ENGINEERING COMMENTS NO. 1 1. Change the rear 20' PUE label to 20' Dr. ROW & PUE. 2. Add a note on the Replat and Construction Documents stating that fences, grading, and landscape cannot impede the flow of the public drainage ROW. 3. Provide Utility sheet showing existing and proposed sewer & water service lines. Also note that the proposed sewer lines should end at the common lot boundaries. 4. Specify the type, size, elevations, and length for the service lines. 5. Add the following two notes to the Utility sheet: a. No Sanitary service lines will be left more than 3.5' deep at the point of terminus by the developer's contractor. b. Water service lines will be left between a minimum 2' and maximum 3' deep at the point of terminus. Also note that a ball valve is required at the point of terminus. 6. Please show the erosion control measures being use (silt fence, hay bales, etc.). 7. Please show the cross section of the concrete flume and continue the flume to the lots. 8. Provide the calculation for 100-year storm event. 9. Provide the 100- storm year water surface elevation in the future flume and confirm that the finish floor elevations are adequately raised above the ground. 10. Provide sealed engineering cost estimate, a letter of acknowledgment that the design does not deviate from the B/CS Design Guidelines Manual, and City Standards B/CS Standard details for service lines. Reviewed by: Kevin Ferrer Date: 03-09-2015 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. SITE PLAN/PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version of plat and / or site plan as soon as it is available. Email to: gmartinez(c�cstx.gov , sweido(a�cstx.gov , or wdavis@cstx.gov 2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This information is critical for CSU to accurately determine the size and number of transformers, and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. 3. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. 4. If easements are existing, the developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. 5. The following easements will be required: • 10' PUE following curve radius on Renee Lane • 5' PUE on each interior lot GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull boxes and secondary pedestals provided by CSU. 8. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing as designed by CSU. 9. The following is the preliminary list of items needed to complete the submittal. Please submit the following information so this application can be forwarded for review: Provide a Nothing Further Certificate that is current within 90 days to accompany the Title Commitment that was provided that has a September 2, 2014 effective date; and Pay the $600 Development Permit fee for the project. Please note that though listed on the application, the subdivision regulations no longer require paid tax certificates at the time of application submittal as they can be provided prior to filing the plat for record.
