The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, DATE, at 10:00 a.m. for further staff review: Two (2) complete sets of construction documents for the proposed development with the revised site and landscaping plans attached. OR Two (2) revised site and landscaping plans. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. The note requested under Transportation comments should also be placed on the landscape plan. 2. Just a reminder to ensure the landscape plan for the PIP and the Site Plan Application should show the same information. 3. Any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter. Reviewed by: Jessica Bullock Date: 3/17/15 ENGINEERING COMMENTS NO. 1 1. The existing 6-inch and 8-inch waterlines that are being relocated should be labeled as such rather than being labeled "proposed." 2. Clearly label the private storm infrastructure, benches, trees, irrigation, etc. as "private." 3. Erosion & Sediment Control Notes and details are not necessary on the PIP. 4. Please dimension the location of all private improvements from the back of curb or edge of the right-of-way. 5. Per application, please provide a Signage Plan and Engineer's Cost Estimate for the removal of all private infrastructure. 6. FYI...Surety will be required for the removal of the private infrastructure prior to approval of the PIP or Site Plan. Landscape and irrigation removal is typically a flat $50 fee, but all other items need to be estimated. Reviewed by: Erika Bridges Date: 3/12/15 TRANSPORTATION 1. The trees located within 30' of intersections of Cherry/Boyett and Cherry/Second Street may block the stop signs. Date: 3/18/15 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. EASEMENTS: Developer provides temporary blanket easement for construction purposes and upon completion of project must provide descriptive easements for electric infrastructure as designed by CSU. 2. EASEMENTS: Developer provides descriptive easements for electric infrastructure as designed by CSU, as shown on plat or site plan. 3. If easements are existing, the developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. 4. Three decorative streetlights required for this project. Contact CSU Electric for decorative streetlight requirements. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 4. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 5. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. 6. Developer installs pull boxes per CSU specs and design, Pull boxes provided by CSU. 7. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing as designed by CSU. 8.
