SUBJECT: UNITED PLAZA (NRA) NRA Review
Staff reviewed the above-mentioned project as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
One (1) revised set of elevation drawings
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised elevations, please attach a letter
explaining the details. If you have any questions or need additional information, please call me

PLANNING
1. This building cannot be 100% stucco. If more than 10% of the building materials is being
changed or replaced, it would need to come into compliance with current building
material standards as outlined in Section 12-7 1r2= of the Unified Development Ordinance.
2. Based on the size of the building, the following building material standards will be
required:
a. At least ten (10) percent brick or stone on all facades
b. Maximum 75 percent stucco on any façade
3. Please submit elevation drawings with the proposed changes including a material
percentages table. Windows and doors are included in material percentages.
4. FYI — If any architectural elements are added or removed, then that facade would also
need to come into compliance with the current architectural relief standards.

1. Based on the size of the building, no more than 75 percent stucco will be permitted on any
facade. (Repeat comment)
2. Please revise material percentage tables to include windows in total façade area.
Percentages of building materials must be calculated from the total facade area, including
windows.
