Parkland dedication fees of $27,500 ($625 x 44 lots) will be due upon filing of the final plat for Community Parks. Noted. 2. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Noted. 3. Please note that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter. Noted. ENGINEERING COMMENTS NO. 1 1. At the end of the cul-de sac of Kinnersley Court. Please provide additional PUE and shift the junction boxes and storm sewer lines further away from the sewer manhole and sewer line. There should be a 10 foot clearance between the sewer and storm sewer due to the excessive depth of the sewer line. Please make sure that each infrastructure has sufficient clearance with the PUE edge when modifying the storm sewer and providing additional easement. Also when shifting the storm sewer pipe please adjust in such a manner that junction box separation does not exceed 300 foot. See inlet 560 and JB 561. The PUE was increased to 30' in width. The spacing was changed to 13' offset from the sewer line's center line to the edge of the easement, 9' offset from the sewer line's centerline to the storm's centerline and an 8' offset from the storm's centerline to the other edge of the easement. Junction box 561 was moved to the nearest lot line. A revised engineer's estimate is included in this submittal. /. Provide an additional 5 foot PUE along lots 1-8, Block 36 for the sewer line. An additional 5'foot PUE was added at this location. 3. Please check the scale of sheet 1 and 2 of the construction documents. The scales have been updated to 1"=40". For Appendix A2, the travel time for sheet flow should vary by storm year. P10 and P100 should be used to acquire the sheet flow travel time for each respective storm event. This should affect the Q's in Appendix A and all other sections that are referencing Appendix A. The Time of Concentrations, Tc, have not been revised. The Travel Time calculations for sheet are determined in accordance with TR-55, Urban Hydrology for Small Watersheds. The rainfall depth used for the Travel time calculations is for the 2-year storm event as specified for Manning's kinematic solution in TR-55 and not with the rainfall depth for other recurrence intervals as noted in the Stormwater Design Guidelines, Section V, B ,a, (3). The Travel Time calculations should be determined using the equation in TR-55 without modifications. Since 1999 the design of all storm sewer systems in Castlegate and many other developments have based on this methodology which is widely accepted as good engineering practice. S Appendix B1 is showing a runoff coefficient of .41. How was this value determined? Provide justification and calculation for the runoff coefficient. The runoff coefficient calculation of all of the drainage areas is now shown on appendix A. The runoff coefficient for Drainage area 415A changed from 0.41 to 0.43. This changed the results for Appendix B1. ,6/ What's the cross section area that was used to determine the velocity in the gutter? The cross section area was calculated using the depth of flow and the cross sectional slope. A column has been added to Appendix B1 showing the cross sectional area used to calculate velocity. 5 Appendix Cl, doesn't have the design analysis for pipes 563, 562, 561. Under the proposed layout no flow will occur in pipes 563, 562 and 561. These pipes are proposed for the runoff in the adjacent tract for future conditions. An additional drainage area (520) has been added to Appendix A. This area is shown in Exhibit C. This is all of the off-site storm water runoff that flows onto this portion of the Castlegate Tract. An additional section is included in the revised drainage report that shows the proposed pipes have the capacity for the runoff of the adjacent tract. . Double Check Appendix Cl and construction sheets. Pipes 575 & 565 are shown as 30" pipes but exhibit B and the construction documents are showing them as 24". The pipes are supposed to be 24". The storm system was modeled as 24 inch pipes, but the information wasn't reported in the excel file correctly. The typo in the excel file has been fixed. The values in appendix Cl, aside from the pipe size, did not change. ,6' Please submit revised a drainage report, and engineer cost estimate if changes occur. A revised drainage report and a revised engineer's estimate is included in this submittal. SANITATION 1. Sanitation is ok with this project. Noted. Please show the Clearance with the storm sewer, sewer line, and edge of easement on the storm sewer pipe sheet & sewer line sheet. Please make sure they are clearly labeled and specified that those clearance are to be respective with the center line of the pipes. 4. What's your guys' plan regarding cross lot drainage since nothing is being proposed? There's concern regarding future property owners may end obstructing the natural runoff where the rear lots do not property drain. 5. Regarding Pipes 563,562,561, please provide hydraulic grade elevations. Use the runoff condition for built out condition instead of existing condition. 6. Please relocate the proposed single service water service lines around the inlets on both streets. Provide more clearance to prevent future trenching conflict for future maintenance service that may be required. Please keep into account the future residential driveway when relocating the service line. 7. After talking internally regarding the letter provided. We've want you guys to use the B/CS travel time equation for sheet flow (per Sec V,B,a,3) instead of the TR55 due to the fact that the BC/S guideline is more stringent, and the reasoning provided to not use B/CS' equation is not sufficient. 8.
