Subject: 12456 Rock Prairie Marketplace City Coordination Mtg Agenda
General Topics
1. Electrical Issues and Coordination
A) Digital Site Plan will be sent as soon as any revisions are made to accommodate Waterline
questions or other City Comments.
B) When will the CSU Conduit Layout be available?
C) Are Electrical Sheets for the Public conduit infrastructure to be in plan set or submitted as a
separate package. (Is there a recent example to follow?)
D) Load Data to be provided for Weingarten House Panel for Site and Monument Sign Lighting.
CST to provide load analysis for CST Lease improvements. We expect to use same
transformer,with 2 meters, Is this acceptable. What of future, undefined areas?What
format must the Load Data be submitted in? It is currently shown on site lighting electrical
sheets.
E) What easements need to be dedicated in addition to the existing PUE's.
F) Can we get a better definition of the process going forward for the Public electrical facilities.
2. Waterline Clearance issues, alternates Discuss in general. Could Gas be moved within the
easement to make room?
3. Additional 8 or 12-inch Water Service Line extension for taps. Discuss possible locations,
easements, analysis, etc.
4. Discuss Monument Signs
A) Alternate for Planned future sign locations, drive setback
B) CST concerns for sign Rock Prairie
5. Deceleration Lane issues in Rock Prairie, Curb Questions,
6. Fee reimbursement. (Have all fees refunded to BE and BE will reimburse correct entities based
on what has been submitted to Weingarten for reimbursement? )
7. How to comply with screening requirements for Detention Facilities,
A) Weingarten preference would be landscaping. Discuss specific elevations, etc.,
B) Would stone veneer be acceptable if landscaping insufficient?
8. Further clarification on what is expected on the timing between the detention pond progress
and the CST site construction. Discuss box availability
9. Discuss a variance process to allow the use of Redbox and ice storage in the front of the store.
10. General Discussion,go over Preliminary City Response List.

In reference to comments dated March 30, 2015, below are some of the questions to which clarification will
aid us in our response:
Engineering
1. In reference to the requested easement dedication sheet and documents, a copy found with a site
search is attached; is this the latest form?Are there example and/or procedure documents available?
2. Does the allowable commercial driveway width between 24 feet and 36 feet apply to the driveway
proposed in TXDOT right of way?Note: TXDOT comment one states a maximum width of 40 feet.
3. Regarding engineering comment one; Is it possible to issue the project under two separate
development permits? What steps would be required to be taken to accomplish separate permits?Are
there specific concerns regarding the use of different contractors?
4. Is there a specific format required for the Engineer's Cost Estimate?Is an example document
available?
5. Is the attached acknowledgment letter the latest?
6. Are the latest Rock Prairie widening project plans available for review and coordination from the
city?
7. Plan changes in addition to comment generated changes are to be clouded, should comment generated
changes be presented via clouding as well?
8. Who is the governing entity regarding gas main service and maintenance for the area?

9. Are simple labels depicting public utility lines and private utility lines sufficient for determination?
10. Please confirm minimum separation required for 18"water line from existing gas line is 10 feet from
centerline to centerline?Unified design guidelines for water call for minimum of 3 feet longitudinal
separation between water mains and other utilities (storm, gas, etc.).
11. What are minimum easement edge and utility separation distance requirements for electrical conduit?
12. What are minimum separation distances for parallel water mains?
Landscaping
1. Is landscape screening a possible option to stone or wood treatment of the outfall structure visible
from the right of way?
2. What sheets should the required note, "Site is considered a building plot for the purposes of
landscaping, signage, and the non-residential architectural standards with the remainder of Rock
Prairie Marketplace Bock 1, Lot 1,"be shown?
3. What is the process and/or procedure for the separate irrigation permit submittal?
