The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted, your project will be placed on the next available Planning and Zoning Commission meeting held in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24"x36" copy of the revised Final Plat; Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?pape=2481 Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. The Certificate of the City Planner should be changed out for the Certificate of the Planning and Zoning Commission. 2. In the Certificate of Ownership, Please add the Owner(s) under the lines provided for the owner signature. 3. For the Curve Table, are there chord lengths labeled as C3, C4, C6, and C7? If not, please renumber labels to be in numerical order. 4. Please note that you, the applicant, are responsible for scheduling the plat for consideration by the County Commissioner's Court and for getting the County Judge's signature on the Mylar after they approve the plat. 5. Please note that any changes made to the plans, which have not been requested by the City of College Station, must be explained in your next transmittal letter. Duplicate Certificate of Ownership & Dedication- please correct 2. Duplicate Certificate of Notary- please correct 3. Certificate of Surveyor is inconsistent with Surveyor of record in Title Block- please correct 4. Provide Approval from Brazos Health District. 5. Provide letter of available capacity from water supplier. Move "Detention Area" from lot 6 out of the proposed 20' PUE on Final Plat and Construction Documents. 2. Relabel "Detention Area" to "Common Area" or "Private Drainage Easement." 3. Add a note on the Final Plat stating that fences, grading, and landscape cannot impede the flow of the private drainage easement. 4. Add a note on final plat and construction documents regarding requirement for compaction of fill or engineered slab for affected lots that have greater than 2 feet of fill. Also list any lot that would require this. 5. Are there any restriction on the pipe easement that would not allow the PUE dedication on top of their easement? 6. Does lot 1 going to have sufficient room for a building & a septic system? Since the pipe easement is taking up most of the lot. 7. Provide written documentation that the pipe line company has given consent for the encroachment and proposed construction documents. 8. Please show where the ROW utility lines are being relocated on the construction documents. FYI... additional easement may be required depending on the pole spacing with the water line. 9. A letter/correspondence from the Utility company (BTU?) approving the relocation. 10.A Utility installation request for State Highway 30 is going to be required. FYI... We're not the end operator, Wickson Creek SUD would have to ultimately submit the UIR to TxDOT. 11.Relocate the gate valve on the 12" crossing the 6" line to the opposite site. So that future maintenance on the 12" casing does not affect the serviceability of the area. 12.Please provide clarification for Table 1 of the water report/letter. It is currently confusing. 13.Seeing how the 6" parallel of SH 30 becomes a 2.5" line east of Roans Chapel, Is this line going to be able to handle the flows during an event when the Fire Hydrants are being used? Or is the Water tank that is feeding this line located northwest of Roans Chapel? 14.Please provide a sealed engineer cost estimate. Reviewed by: Kevin Ferrer Date: March 16, 2015 SANITATION 1.
