SUBJECT: CAPROCK CROSSING L1A-R B3/GREENS PRAIRIE
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review and to be scheduled for a future Planning
& Zoning Commission meeting:
One (1) 24"x36" copy of the revised final plat;
One (1) 24"x36" grading and erosion control plan;
Thirteen (13) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
pdsdigitalsubmittal ancstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

Project: Caprock Crossing L1A-R Block 3/Greens Prairie (15-00900063)
PLANNING
1. Remove the Greens Prairie Overlay Boundary line.
2. Common Area 5 and its acreage should be indicated in the Title Block
3. The Miles property (Phase 1, Block 2, Lot 2R 4.127 Acres) indicated on the plat figure
should reflect the updated lot lines. It is no longer one lot.
4. Please note that any changes made to the plans that have not been requested by the City
of College Station must be explained in your next transmittal letter. Any additional changes
on these plans that the City has not been made aware of will constitute a completely new
review.
5. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.

ENGINEERING COMMENTS NO. 1
1. Provide a 10' PUE along the rear lots on Mills Park Circle on the Replat.
2. Provide a legend for the line types, hatch areas, etc. on the Construction
documents.
3. Fire flow analysis is showing a fire hydrant at the end of the proposed water line
extension but construction documents are showing a blow off valve.
4. FYI...Is there a particular reason for the water line extension's alignment to head
northeast parallel with a +20 foot deep sewer line? Due to the sewer line depth,
is it possible to have a larger separation distance? Or have a different alignment
altogether?
5. FYI...Does the future Private Storm sewer shown at —4+50 Station has room to
be raised in such a manner that the 12" water line extension is not 6' or greater
deep for —150' portion of the line?
6. FYI... During the development of Lot 1R, Block 5 Ph 2A, we would want to have
the 12" water main stubbed out of the property at Arrington Rd./Old Arrington Rd.
so that we would be able to loop the lines when the future water mains are going
to be installed.

I reviewed the above-mentioned Final Plat - Commercial application and determined it to be
incomplete. The following is the preliminary list of items needed to complete the submittal.
Please submit the following information so this application can be forwarded for review:
Provide a water analysis/fire flow report for the proposed plat and water line.
Please be aware that if this application is not completed before Monday, April 20, 2015, it will
expire and a new application and fees will be necessary to continue the platting process. If you
