SUBJECT: STRIPES #2480 - HOLLEMAN DR W (SPAM)
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
City of College Station Transmittal Letter;
Memo providing written responses to all of staff's comments (identify the specific
page that each comment was addressed on or the reason for not addressing the
comment); and
Nine (9) 24"x36" revised site plans.
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please contact

PLANNING
Site Plan
1. The scale depicted as 1:30 but the site plan measures at 1:20. Please revise.
2. The dumpster enclosures are to be 12-foot wide by 12-foot deep interior clearance inside of
all obstructions such as gate posts and bollards. Please revise.
3. Label the adjacent streets, Holleman Drive West and Harvey Mitchell Parkway South.
4. Provide a general note on the site plan that all roof and ground-mounted mechanical
equipment shall be screened from view or isolated so as not to be visible from any public
right-of-way or residential district within 150 feet of the subject lot, measured from a point
five feet above grade. Such screening shall be coordinated with the building architecture
and scale to maintain a unified appearance.
5. Provide a general note on the site plan that states the following: Exterior building and site
lighting will meet the standards of Section 12-7.11 of the Unified Development
Ordinance. The light source shall not project below an opaque housing and no fixture shall
directly project light horizontally. Fixtures will be mounted in such a manner that the
projected cone of light does not cross any property line.
6. Please note that any changes made to the plans that have not been requested by the City of
College Station must be explained in your next transmittal letter and "bubbled" on your
plans.
Building Plans
1. Revise Sheets S400 and A400 to show the dumpster enclosure detail that meets the 12-foot
by 12-foot interior dimensions as described above.
2. It appears the dumpster enclosure gates are chain link with slats. This is not an acceptable
material for the gates. Please revise.
3. The dumpster enclosure gates are to swing 180 degrees from the closed position and are to
utilize a positive-locking mechanism while in the open position. Please revise.
