5. Comments: This Preliminary Plan revises the remaining phases to add more residential lots. The Parks &
Recreation Advisory Board recommended acceptance of 7.31 acres of parkland dedication through previous preliminary
plans and these have been dedicated. The applicant has constructed neighborhood park improvements ($221,027.93) to
cover the $362/unit Neighborhood Park Development Fee for 710 lots so the last 18 lots will owe this fee as 728
residential lots have been proposed. Each residential lot will owe $625/lot in Community Park fees with the final plat. The
2 multi-family tracts have an unknown unit count and will be developed through site plan approval in the future.
The City of College Station agrees to accept:
