Site Plan
1. Provide a note on the Site Plan that states: Tower Point Phase 12, Block 2 lot3 is part of the
Tower Point Phase 12 Building Plot (b). As identified on the approved Preliminary Plan for the
Purposes of Signage, Landscaping, and Non-Residential Architecture Standards for building plots
between 20,000 and 49,000 square feet.
A. Provide a note on the Site Plan that state all roof and ground-mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade. Such
screening shall be coordinated with the building architecture and scale to maintain a unified
appearance

space for a minimum 4 bicycles. Please provide the City approved detail as site in the site design

6. As can be determined on the Site Plan the Parking area facing Highway 6 Frontage road is
setback approximately 15 feet. Due to the property lying within the Corridor Overlay, the parking lot
must be setback a minimum of 20 feet from the property line. This distance is measured from the
property line to the edge of pavement. Please revise the Site Plan so that it meets this requirement.

8. What material is the retaining wall made of? Also, due to restrictions within Tower Point the
retaining wall cannot be located within an easement and must be treated with a natural stone

Landscaping
v 1. The point values identified in the plant schedule are incorrect, please revise. For canopy trees, if
you are using a 3" caliper tree the point value is 150. If you are using any caliper larger than 3" the
point value is 300. For Non-canopy trees the point value for 1.25" or larger caliper is 40, not 42.
2. Note 3 in the Landscape Plan states the use of 3" caliper trees while the plant schedule states the
use of 4" caliper trees. Please revise to be consistent.
' 3. In reviewing the proposed streetscape along Hwy 6 Frontage, it appears to be deficient. As
identified in the calculations, it is required to have 6 canopy trees along the frontage within 50 feet of

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review by going to the following link

decorative paving, decorative rock (not loose), or perennial grass is required in parking lots islands,
swales, and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed
during construction.
8. Please merge notes 7&8 together and word it to state: The contractor is responsible for designing,
furnishing and installing a complete irrigation sprinkler system for the site provide empty conduit
under drive and parking lot as required for full coverage. Irrigation system must be protected by
either a pressure vacuum breaker, a reduced pressure principle back flow device, or a double-check
back flow devise, and installed as per city ordinance 2394.
v9. Provide a general note on the site plan that states the following: Exterior building and site lighting
will meet the standards of Section 7.11 of the Unified Development Ordinance. The light source shall
not project below an opaque housing and no fixture shall directly project light horizontally. Fixtures
will be mounted in such a manner that the projected cone of light does not cross any property line.

ENGINEERING COMMENTS NO. 1
1. Provide an electrical plan, fire flow letter, drainage letter, water & sanitary sewer letter, and TCEQ
Notice of Intent.
2. CO3 — Please label all existing and proposed easements with their width and volume/page
number.
3. CO3 — Please show existing and proposed water, sanitary sewer, and storm sewer.
4. CO3 —What is the unlabeled rectangular figure in the northern corner of the property?
5. CO3— Retaining walls and other vertical structures are typically not permitted in easements,
however we understand the necessity for the small retaining wall along the front of the tract. If this
wall has,to be removed in order to maintain our utilities, the owner will be responsible for replacing it
at their expense. Please add a note regarding this requirement.
6. CO3 — Please add notes regarding the following items:
• Location of the property in relation to the FEMA floodplain (include zone and panel number).

• This property is located within the Spring Creek Sanitary Sewer impact Fee Area ($144.01/LUE).
7. C04 — Please include inlet protection along the shared access drive inlets and around the grate
inlets on-site.
8. C05 —Although the proposed storm sewer will be privately owned and maintained, we would
recommend that you match soffits with the existing 24-inch storm pipe.
9. C07 — FYI...Retaining walls 24-in or taller will require a separate building permit.
10. C07 — It looks like some of your grading is proposed to be located on the adjacent tract. Please
provide verification that the adjacent property owner is consenting to these modifications on their
property.
11. C08 — Since sheets C10.2, 10.3, & 11.2 are referenced as having water and sewer details,
please include those sheets in this civil construction set.
12. C08 —The water meters need to be located at the edge of the PUE. The irrigation double check
should be outside of the easement.
13. C08 — Please label the waterline material and size between the existing valve and the proposed
meters. (FYI...This line may not be Schedule 40 as referenced in Note #6.)
14. C09 — Canopy trees should be located at least 10-ft from public water and sanitary sewer
lines.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. EASEMENTS: All easements on site are existing. Electric facilities will be designed within existing
easements.
2. If easements are existing, the developer will be responsible for locating easements on site to insure
that electrical infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer will intercept existing conduit at designated transformers or other existing devices and
extend as required.
4. If conduit does not exist at designated transformer or other existing devices, developer will furnish
and install conduit as shown on CSU electrical layout.
5. Final site plan must show all proposed electrical facilities necessary to provide electrical service,
i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing as designed by
CSU.
