5. Comments: As this project began in 2007, it is vested to $198 per multi-family unit for fee in lieu of Neighborhood
Park Land and $533 per multi-family unit for fee in lieu Neighborhood Park Development Fee, totaling $731 per unit.
Community Park fees did not exist in 2007 so none are due. The PDD Planned Development District approved April 9,
2015 with Ordinance 2015-3651 allows 5-bedroom units if additional parkland fees are provided for the additional
bedrooms beyond 4 bedrooms per unit. For site plan phases 1 & 2, 801 bedrooms are proposed in 186 units so an
additional 57 bedrooms are provided which equals 14.25 units (57 bedrooms / 4 per unit). At a rate of $731 per unit,
the additional fees equate to an additional $59 per unit, bringing the requirement to$790 per unit($731+$59).
The City of College Station agrees to accept:
