Please show ownership/zoning of 15R and 1R. Zoning and ownership for Lots 15R and 1R have been added. 2. Provide a note on the site plan stating that(100% coverage of groundcover, decorative paving, decorative rock(not loose), or perennial grass is required in parking lots islands, swales, and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction.)Site notes 1 has been added Nu7 Twp OThere is a portion of the sidewalk located at the corner of Greens Prairie Road West and the Public Way that is not covered within the Access Easement please revise to have the entire sidewalk covered by the access easement. The sidewalk is covered by access easement. The access easement has been labeled - 4. Please revise the vicinity map to show just the boundary of the public way extension and not the Greens Prairie and Caprock Crossing Subdivisions. The vicinity map has been revised. 5. Please be aware that this public way extension is located within the proposed Common Area 5. This common area is being created with the Replat for Caprock Crossing Lot 1A-R. This Replat was approved at the May 7th Planning and Zoning Commission Meeting and is in the process to file the Mylar with the courthouse. Just as a warning this project cannot be approved until the Mylar is filed.Noted. Reviewed by: Mark Bombek and Laura Walker Date: 04/23/15 ENGINEERING Why is the initial sheet flow equation not being used for portion of the drainage basin when determining the travel time? Please use initial sheet flow & shallow concentrated flow when determining the travel time. Please use the varying Pi values per storm years in our guidelines for the initial sheet flow equation. Tc calculations have been added. Varying Pi values have been revised. Is portion of Drainage Area 201's runoff being conveyed by a swale? Please provide cross section, alignment, and capacity calculations for the swale. All of the Drainage Area 201 will be conveyed to the pond by pipe or swale in the future. This design will be provided when Lot 15R is developed, as it is unknown what conveyance will be needed without a site plan layout. The pond is designed for full build out of Area 201, but conveyance to the pond is not needed until development occurs. aProvide Hydraulic Grade levels for the storm sewer pipes. Hydraulic Grade levels for the private storm sewer pipes have been provided. ,4 Appendix A of the Drainage Report does not match Drainage area map C. See Area#&Acres. The table is also using a runoff coefficient .8 instead of using Manning's roughness coefficient .018.Appendix A has been revised on the "Depth of Gutter Flow"sheet. The runoff coefficient(C) 0.80 is used to calculate the flow Q. The Manning's Roughness coefficient(n) 0.018 is used in the gutter depth calculation /What elevation is the swale connected to the Pond? Is the stormwater going back up in the swale prior the activation of the overflow spillway? 303.00',No, and the overflow spillway is only needed if the 24"pipe is plugged 6.Please show the PUE lines that were approved and the water line.PUE's are shown and labels have been added. its the Sidewalk lower than the street? TW elevation appears to be lower than TC elevation. The sidewalk at the intersection with Greens Prairie Road West is lower than the street to match the existing ADA ramps and sidewalk at the intersection. All other sidewalk is higher than the street. ,8:Please provide Scale for sidewalk Blow ups.North arrows and scales have been added to sidewalk details. A'Is the future public way alignment going to be over the waterline? We ought to change the water line alignment or move the public way's alignment.Per our phone conversation the waterline and public way alignment are to remain as shown. Reviewed by: Kevin Ferrer Date: April 27, 2015 FIRE 1. Due to the length of the Public Way and being a dead end, a temporary turnaround is needed for the access.
