Parkland dedication of$25,625 ($625*41)will be due prior to the filing of the plat. Noted. 2. Comments from electric may follow. Noted. ENGINEERING X Extend Silt fence North of Portland to Lot 9. The silt fence has been extended. 7 Provide 6' Separation for Service lines&inlets/junction boxes like on phase 106. The water services for Lots 20&21 Block 38 have been moved. All services have a minimum 6'separation from inlets. A gate valve is required on the other side of the water line encasement on W-6. A gate valve has been added to Waterline W-8 at station 6+02. A revised engineer's estimate is included in this submittal. Change all proposed Manholes to drop manholes. The manholes have been changed to drop manholes. 23* Provide vertical clearance for conflicts on profile views. KVertical clearances have been added to the profile views. Per TCEQ requirement, please provide a minimum 2'vertical clearance for water&sewer line. Encasing pipe has been added to the sewer line to allow for 6"of clearance. A revised engineer's estimate is included in this submittal. Ji Please show the cement sand backfill center with the water line's center line. The cement sand backfill has been move to be centered with the waterline crossing. t/8. Provide a total of 10' PUE along lots 15-18 on Block 38. A 10'PUE is shown for lots 15-18. A. Please provide a 10' PUE instead of 5' PUE for lot 1 on Block 38 facing Etonbury Ave. A 10'PUE is shown on lot 1 facing Etonbury Ave. fid. Please provide encasement for sewer line crossing Etonbury Ave. Sewer line crossings of Etonbury in previous sections of the subdivision were not placed in encasement pipes. Therefore, we are requesting that the sewer lines not be placed in encasement pipes. X Use Manning Roughness coefficient .018 instead of the runoff coefficient on Appendix B1. Manning roughness coefficient is used in the calculation of the gutter depth. The runoff coefficient is used in the calculation of peak flow. )72. Is it possible to provide a steeper street slope for drainage area#437B?There's little to no freeboard with the top of curb. The depth of 0.3675' is smaller than the minimum allowed gutter depth of 0.375'. ,14. Please check Appendix A2,the total travel times don't add up across some of the rows. That is due to rounding. The spreadsheet carries the decimal and provides total rounding in the last column. A. Regarding water spread on Etonbury Road, please confirm that there is at least 12' clearance during a 10-year storm event. The 10-year storm evaluated at inlet 513 spreads 8.36'towards the center. The 10- year storm evaluated at inlet 514 spreads 14.75'towards the center. Leaving a 14.89' wide area for vehicle traffic at the center of Etonbury Avenue at the location of the sump. y'• On Appendix 82, please specify where the bypass runoff from inlets on grade being distributed on the inlets in sumps. A column was added to appendix 82 showing the downstream inlet receiving the Bypass. O. I'm confused with which storm water flow you guys are using for the storm sewer pipe design analysis.Shouldn't pipe 581 only take the flow that inlet S581 is contributing, minus the bypass flow? The inlets on grade are evaluated separately than the storm pipe network. The Civil 3D storm and sewer analysis computes less bypass from the inlets. Therefore the analysis of the storm pipe network is a more conservative approach since it will place more water into the pipe system in the upstream inlet. This provides a more conservative pipe sizing since more water is in the storm system at the higher elevations. 17 Please provide an overall drainage map showing which runoff is going to which pond and ll "i"fs3 provide routing analysis with the increase impervious for that detention pond. Or specify which 31 Castlegate II section studied the entire subdivision. An overall drainage analysis was provided with Section 200 titled"Revised Detention and Drainage System Report for Castlegate Subdivision,Section 200",April 2011. . Inlet S485 appears to have a depth that exceeds the top of curb for 10 year storm event? Due to the depressed gutter the allowable depth is 6 inches for the 10 year storm event, which is greater than the 5.85"depth. icit The intersection does not appear to dry up per our B/CS design guidelines. Please address this P lZ issue, we don't want the runoff crossing the collector's intersection. -N, The intersection type "Collector-Local"says that valley gutters can be parallel to the 03Collector. The valley gutters are parallel to Etonbury. Please confirm the Portland Ave.street has a crown at the street's center line. The profile's grading appear to vary from side to side. The grading varies from side to side so that the sump location will occur in between lot lines. There is a minimum 3%slope to the center of the crowned street. 21. Please provide updated Engineer Cost estimate, and revised drainage report. There is a revised engineer's estimate and a revised Appendix 82 included in this submittal. ADDRESSING 1. Addresses for this project will be verified and distributed after the final plat has been approved and filed at the Brazos County Courthouse Noted. 2. The proposed street names have been preliminarily approved and will be re-verified prior to filing any plats to ensure no duplicate street names are being created within Brazos County. Noted. 3. City Engineer Development Services City of College Station College Station, Texas RE: Letter Acknowledging City Standards—Castlegate II Subdivision—Section 107 Dear Mr. Gibbs: The purpose of this letter is to acknowledge that the construction plans for the water, sanitary sewer, streets and drainage for the above-referenced project, to the best of my knowledge, do not deviate from the B/CS Design Guideline except that the Time of Concentration, Tc, Travel Time calculations for sheet flow are determined in accordance with TR-55, Urban Hydrology for Small Watersheds. The rainfall depth used for the Travel time calculations is for the 2-year storm event as specified for Manning's kinematic solution in TR-55 and not with the rainfall depth for other recurrence intervals as noted in the Stormwater Design Guidelines, Section V, B, a., (3). This method is widely accepted as good engineering practice. Also, the sanitary sewer lines crossing Etonbury Avenue will not be in casings. All other sanitary sewer lines crossing major collectors in this subdivision have been installed without casings. No other alternate design or construction methodology was used. I also acknowledge that, to the best of my knowledge, the details provided in the construction plans are in accordance with the B/CS Standard Details. Sincerely, 416 OF • arl r#rar.•..• II JOSEPH P.
