PLANNING COMMENTS: PHASE 1 COMMENT #1: Please revise the landscape for the crepe myrtle to reflect that the caliper is 1.5-2" per cane. ACTION: See revised landscape calculations. PHASE 2 COMMENT #1: The following were my calculations for the landscaping a. Total points required 2550 (Currently you are subtracting 800 points from the landscaping, I am unsure as to why). This would result in a minimum of 1275 canopy points. b. I counted 39 Crepe Myrtles that were provided in Phase 2 construction, for 1560 points. c. I counted 70 Indian Hawthorns that were provided in Phase 2 construction, for 700 points. d. Total provided for Phase 2 is 3010 points. Overall, there are 5240 provided points. ACTION: See revised landscape calculations. COMMENT #2: 50 % of point calculations for landscaping must be canopy trees. ACTION: See revised landscape calculations. COMMENT #3: Non-residential Architectural Standards have not been met for the fagade. Please be aware that this will require additional review at the building permit stage for Phase 2. ACTION: Duly noted. First National Bank of Bryan Page 1 of 2 Temporary Branch @ Manuel Drive City Comment Response Letter COMMENT #4: Plans will not be approved until parking setback is met or variance is granted. ACTION: The plans have been revised to meet the parking setback requirements. ENGINEERING COMMENTS: COMMENT #1: Add inlet protection to drainage basin inlet grates in Phase 2. ACTION: Inlet protection has been added to phase 2 plans (sheet 4). COMMENT #2: Be aware that TxDOT has concerns with drainage flumes directly discharging into their ROW. A TxDOT driveway permit is required for discharge into TxDOT ROW. This permit will need to be submitted and approved before Phase 2 construction can begin. ACTION: A TxDOT permit will be submitted prior to commencement of Phase 2 construction. COMMENT #3: Verify that the discharge to TxDOT ROW from the drainage flume will enter the inlet grate and not go over the sidewalk. ACTION: The grate inlet is approximately 0.80' below the top of the curb inlet. The 10 -year flow into grate inlet is 9.28 cfs. The amount of head to drive this amount of flow through the grate is minimal (-1'). Therefore water from this site will not go over the sidewalk. COMMENT #4: The 3' BC -BC width shown width shown in Section A -A. ACTION: See revised drawing. SUMMARY OF REVISIONS: in the Flume Detail, does not match the Below is a list of major revisions from the previous site plan to the current one: • Removed 8 parking spaces from Phase 2 to better accommodate the landscape plan. • Shifted building in Phase 2 away from Texas Avenue 4' in order to meet the parking setback requirement. • Revised landscape plan to meet City requirements. • Added a street light near parking space #10 (Phase 1). • Added 2" PVC conduit between street lights. • Revised locations of irrigation conduit. • Added 2" PVC sleeve for water service under pavement.
