The subject property is seeking a rezoning from M-1 , Light Industrial
to a combination of C-1 , General Commercial, A-P, Administrative
Professional, and R-4, Multi-family.
The property is located along Copperfield Parkway between
University and Harvey. The property is identified as planned
development on the Comprehensive Plan which calls for a mix of
office, retail, and residential uses. The combination of zoning districts
will meet the intent of the 30/60 plan in this area as it will provide
opportunity for professional services and housing, with a retail
component to support the project.
This rezoning is also in compliance with the Master Plan for this area,
which identifies retail and office uses (here) and residential areas, as
well as a park. Currently the property may develop under its zoning
district as M-1 without the Non-Residential Architectural standards.
The P&Z did not recommend approval of this project, and had
concerns about- `e a cesstot Harvey Road as well as the strips of
commercial C-1 along Harvey triticfil. Since the P& Z meeting I have
talked to one of the neighbors who has concerns about the proximity
