Catlin, and wife, Helen Catlin, to T. D. Taylor and, as recorded in Volume 850, Page 491, of the Official Records of Brazos County,Texas, and said 1.678 acre tract being part of Tract"E" (3.30 acres)of Ponderosa Place, Section Two, according to the plat recorded in Volume 669, Page 651, of the Official Records of Brazos County, Texas, and said 1.678 acre tract being more particularly described as follows: BEGINNING at the "X" set in concrete drive marking the west corner of the beforementioned 1.678 acre tract, same being the west corner of the beforementioned Tract"E", same being the south corner of Lot 1, Block 20, Ponderosa Place, Section 4A, according to the plat recorded in Volume 490, Page 169, of the Deed Records of Brazos County, Texas, and being in the northeast line of Lot Al, Ponderosa Place, Section Two, according to the plat recorded in Volume 1346, Page 209, of the Official Records of Brazos County, Texas; THENCE N 49°20'47' E along the northwest line of the beforementioned 1.678 acre tract, same being the northwest line of the beforementioned Tract"E"and same being the southeast line of the beforementioned Lot 1, Block 20, Ponderosa Place, Phase 4A,for a distance of 274.45 feet to an"X"set in concrete drive at the northeast corner of Tract "E" and the 1.678 acre tract in the west right-of-way line of State Highway No. 6 (Texas Avenue), same being the east corner of said Lot 1, Block 20; THENCE S 17°22' 13"E along the westerly right-of-way line of State Highway No. 6 (Texas Avenue)for a distance of 380.15 feet to an "X" in concrete drive found marking the southeast corner of the 1.678 acre tract; THENCE S 72°37'47"W across the beforementioned Tract"E", same being along the south line of the beforementioned 1.678 acre tract for a distance of 211.77 feet to a'/2'iron rod found in the west line of Tract"E"marking the southwest corner of the 1.678 acre tract; THENCE along the east and southeast lines of the beforementioned 1.678 acre tract, same being the common line between the beforementioned Tract "E" and the beforementioned Lot Al, as follows: N 17° 22' 13" W for a distance of 177.93 feet to a '/z' iron rod set for angle point corner, N 40° 39' 13" W at a distance of 6.43 feet, pass a '/2" iron rod found, continue on for a total distance of 102.05 feet to the PLACE OF BEGINNING, containing 1.678 acres of land, more or less.
