Staff Review Comments:
PLANNING
1. The initial submittal date has been revised.
2. Curb and pavement detail was located on page C8 of the detail sheets within the
bound construction drawings, and have now been included on site plan sheet, C 1.
This was previously not on the site plan sheet in attempt to keep the drawing from
being cluttered.
3. We thought the fire lane was clearly indicated on previous site plan, located from
the left of drive entrance to the emergency and sanitation turn around area. We
have now included a detail for the appropriate painting and signage for the fire
lane and added additional notation to indicate the location of the fire lane and
width.
4. In previous submittals, the end islands were not dimensioned because it was
obvious from inspection that they exceed the minimum requirements, and have
now been dimensioned and given square footage for each.
5. The dumpster pad depiction was within the guidelines provided for 12'x 12', with
curbing and fencing shown outside the dumpster pad area. Perhaps this was
unclear during your review. We have added more dimensioning to demonstrate
that the pad provided is in fact 13'x 14', with the curb outside of the pad area and
the screening fence located 6" outside of curb, in accordance with normal
practices.
6. Streetscape calculations have been corrected.
7. Grading arrows and elevations have been added to the landscape plan to show
drainage in the grass areas.
8. See #6 above.
9. Our original layout was designed using the standard turn radius templates for an
AASHTO SU-40 vehicle. Turn around area for sanitation and emergency vehicles
has been changed to mirror the City of College Station guidelines for using a 60'
Hammerhead design, with additional area provided for dumpster pad.
10. Parking area has been altered to accommodate the turn around area, and has
subsequently provided correct end island square footage required.
ENGINEERING
1. We have changed the private sanitary sewer line size from 4" to 6" as required
by commercial development standards.
2. We have changed the wet tap and meter sizes as recommended.
3. We have included a site plan note regarding the function and capacity of the
drainage/detention system after reviewing the original design documents and
speaking with Christian Galindo, P.E., R.P.L.S.
GENERAL NOTE
The client will be providing the easement dedication documents. We are including mark-
up sheets to indicate changes made.
